Chapman University is required to provide a reasonable estimate of the compensation range for this position. This range takes into account a variety of factors that are considered in making compensation decisions, including experience, skills, knowledge, abilities, education, licensure and certifications, and other business and organizational needs. Salary offers are determined based on the final candidate’s qualifications and experience, as well as internal equity and other internal factors. The anticipated pay range is not a promise of a particular wage.

The HVAC Technician – Commercial HVAC is a journey-level technician responsible for skilled installation, maintenance, troubleshooting, and repair of commercial heating, ventilation, and air conditioning systems. This role performs complex technical tasks with minimal supervision and ensures equipment reliability and efficiency across campus/commercial facilities. The Technician III is expected to demonstrate strong diagnostic ability, solid understanding of HVAC systems, and consistent, high-quality workmanship.

Operations & Maintenance

• Perform skilled troubleshooting and repair on a wide range of commercial HVAC systems including air handlers, heat pumps, split systems, VAV boxes, VRF and PTAC systems, boilers, chillers, and pumps.
• Conduct routine and preventive maintenance to maintain system reliability and energy efficiency.
• Assist with installation, replacement, and retrofitting of HVAC components and equipment.
• Make adjustments using building automation systems (BAS/EMS) within assigned permissions.
• Identify potential system issues and recommend corrective actions or escalation to supervisors when needed.

• Interpret wiring diagrams, schematics, service manuals, and sequences of operation.
• Provide feedback on system performance and participate in root-cause analysis for recurring issues.
• Maintain accurate documentation of all labor, parts, and system readings in the CMMS.

• Follow all EPA, OSHA, and mechanical code requirements for safe HVAC service and refrigerant handling.
• Maintain EPA Section 608 certification and adhere to proper recovery and documentation practices.
• Apply lockout/tagout and other safety procedures during equipment service.

• Communicate effectively with supervisors, building occupants, and team members regarding service needs, repairs, and timelines.
• Provide clear written notes, recommendations, and equipment condition reports.
• Represent the mechanical trades team professionally during daily interactions.

• Full-time; may include scheduled on-call rotations or occasional after-hours/emergency work.

• High school diploma or equivalent.
• EPA Section 608 Universal or Type II certification.
• Strong knowledge of HVAC fundamentals: refrigeration cycle, hydronics, air distribution, and controls.
• Ability to read blueprints, schematics, and technical documentation.
• Valid driver’s license.
• Ability to lift and carry up to 50 lbs regularly.
• Work in mechanical rooms, rooftops, confined spaces, and elevated locations.
• Ability to work in hot or cold environments depending on equipment conditions.
• Strong problem-solving and diagnostic skills

• 5+ years of commercial HVAC experience, including troubleshooting and repair.
• Completion of a recognized HVAC apprenticeship program or technical school training.
• Experience in institutional, university, hospital, or large commercial facilities.

• NATE certification
• Factory training for VRF, BAS, or commercial equipment
• Boiler operator training/certification
