Posting Description: *Department Information:* Research Property Services (RPS) is responsible for managing 12 buildings located on the main and east campuses. The Research Building System has approximately 1,046,104 gross square feet of building space, which is typically leased to university, governmental, not-for-profit, and private affiliated research organizations. Our goal is to deliver quality management services and to develop a mutually rewarding relationship with our customers. RPS offers the following services: leasing of facilities, property management, acquisition of facilities, capital renewal & replacement, long-term planning, land and building acquisition, assisting University departments in their search for, and use, of property off-campus, and administering contracts for the use of space at the University of Colorado Boulder. *Job Responsibilities:* _Report Preparation and Analysis:_ Prepare reports for internal departmental use and provide information to other campus departments, as needed. Prepare management and special reports to advise management of current and projected financial condition. Analyze reports to identify unusual activity levels, research causes, and provide explanations to management. _Budgetary and Financial Oversight:_ Monitor and adjust budgetary models based on projected operating expenditures and program needs. Provide financial oversight of operations and related projects and recommend courses of action based on analyses. Monitor RPS financial system speedtypes for accuracy and appropriateness of activity. Monitor and evaluate revenue, expenses, and encumbrances against budgets and operating data. Prepare and budget journals as needed based on an analysis of available resources and the operational needs of the unit. Research and resolve budgetary compliance issues and building maintenance charges. Analyze complex operational data, campus building and growth changes, and financial information to determine projected cost impact of RPS budget. _Training:_ Train staff, including managers and supervisors, to properly interpret and use monthly and financial reports and analyses. Present financial statement trainings as requested and needed. _Budget and Charge Rate Development:_ Support the department's zero-based budgeting initiative and charge rate development by analyzing expenditure categories and recharge revenue to provide guidance in constructing a comprehensive expenditure base for the division across the range of services. Present results of budget analyses to Facilities Operations managers and director, the accounting supervisor, and Business Services director. Work with the director and managers of Facilities Operations and the accounting manager to improve the budget process. Calculate and determine the rates Facilities Operations will charge all customers. Complex cost accounting calculations are used to analyze salary and benefits costs, supervision, equipment and vehicle operation and replacements costs, and depreciation by division across the range of Facilities Operations services. *Salary and Benefits:* Annual Salary: $55,000-$65,000 and will be commensurate with skills and experience. Minimum Qualifications: * Two years of professional work experience in accounting. Real estate preferred. * Bachelor's degree from an accredited college or university, which included 27 semester hours of accounting or auditing. * _Substitution:_ Full-time professional accounting experience may substitute for the bachelor's degree on a year-for-year basis.
