Are you a skilled project manager looking for an opportunity to lead high-impact projects in a dynamic university environment? The Senior Project Manager position is charged with direct project management responsibilities for ensuring that capital project construction is completed on time and within established budgets and that construction meets federal, state, and local building codes as well as university requirements with minimal disruption to ongoing university activities. As the Senior Project Manager, this position is tasked with managing multiple, complex projects, ranging from $100,000 to $200M+. This position does have direct responsibility for the administration and coordination of design and construction contracts and the professionals that they govern.
This position needs the ability to prepare for emerging needs; manage multiple projects, determine project urgency in a meaningful and practical way; use goals to guide actions and create detailed action plans; and organize and schedule people and tasks. This position is a senior-level project manager, who will act as a mentor for lower-level project managers, providing guidance in project management and decision-making. Key responsibilities and duties include but are not limited to:
- Identify, evaluate, and resolve project issues involving complex budgeting and scheduling constraints from multiple stakeholders, to minimize impacts on budget, schedule, and University operations
- Build consensus among project stakeholders and efficiently overcome problems arising from design errors, unforeseen conditions, and owner requests, deploying effective strategies to preclude delays to the progress of the work
- Present project updates through clear written and verbal communication, read and interpret complex construction drawings and specifications, help customers understand contract documents, and exhibit excellent listening skills.
- Review and coordinate project site logistics with ongoing campus operations and provide timely evaluations and recommendations to minimize disruptions while avoiding delays in implementing the work
- Monitor and ensure contracted work meets governing codes and regulations, project specifications, and/or design standards, and enforce adherence to University Design and Construction Guidelines
- Take action in solving problems and resolving issues impeding progress or impacting budgets while exhibiting sound professional judgment and a realistic understanding of the issues
- Facilitate timely decisions throughout construction to ensure project goals are met while ensuring communication and collaboration with project stakeholders
- Manage and oversee the work and performance of contractors and professional services firms to ensure cost and schedule parameters are honored
- Ensures that projects are completed on time, within budget, and in compliance with all project requirements, while minimizing disruptions to campus activities.
- This position requires the ability to prepare for emerging needs, manage multiple projects, determine project urgency in a meaningful and practical way, use goals to guide actions and create detailed action plans, and organize and schedule people and tasks.
- This position also has direct responsibility for the administration and coordination of design and construction contracts and the professionals that they govern.
- Bachelor’s Degree in the Engineering discipline related to the area of assignment; or and equivalent combination of training and experience. Some positions may require licensure by the North Carolina Board of Examiners for Engineers and Surveyors. All degrees must be received from appropriately accredited institutions.
- Proficient knowledge of standard design and construction practices and have both office and field experience
- Effective oral and written communication skills
- Ability to proficiently operate a personal computer and a variety of software for email, word processing, spreadsheets, databases & information collection.
- Working knowledge of Microsoft Office is required
- Experience in construction management or related field
- Licensure as a registered professional engineer/architect
- Advanced working knowledge of design and construction administration, including safety, scheduling, contract enforcement, requests for information, submittals, change orders, payments, inspections, occupant move-in, and contract closeout
- Experience with quality control and quality assurance (problem avoidance) through effective design review and proactive construction coordination
- Working knowledge of building systems, including but not limited to architectural, mechanical, electrical, life safety (fire alarm and sprinkler), site utilities, security, communications, and conveyance systems
- Knowledge of NC building codes/standards and ordinances related to construction in the state government/university setting
- Experience with State Construction Office policies and procedures concerning the design, procurement, and construction of state assets
- Experience with collaboration, communication, and coordination as it relates to customer interaction/service, campus stakeholder engagement, and construction meetings (pre-bid, bid opening, pre-installation, progress, inspections, and final occupancy)
- A valid North Carolina driver’s license is required within 60 days of the start date
