Job SummaryThis position is responsible for directing physical plant operations for Georgia Southwestern State University.
Responsibilities- Performs management and supervisory duties. (45%)
- Hires, trains, assigns, directs, supervises, evaluates, and disciplines personnel.
- Develops and manages budgets; controls expenditures.
- Prepares the annual major repair and renovation (MRR) request for funds from the Board of Regents.
- Prepares the multi-year capital plan submission to the Board of Regents for major and minor construction and renovation projects
- Prepares annual administrative support unit assessment report for Physical Plant operations
- Prepares reports and maintains supporting documentation for accreditation efforts as it relates to Physical Plant operations
- Directs and coordinates daily, weekly, and monthly staff schedules; approves time cards and leave requests.
- Reviews and approves invoices and pay requests.
- Ensures compliance with state and federal regulations.
- Serves on University committees.
- Coordinates safety inspections.
- Directs maintenance and construction activities. (45%)
- Develops and implements maintenance schedules.
- Provides oversight and direction for capital projects; develops task lists and ensures projects are on schedule, within costs, and provides quality outcomes.
- Coordinates and plans in-house repairs, including but not limited to facilities and grounds maintenance.
- Works with architects and engineers to design specifications.
- Prepares general specifications for contracted maintenance and repair projects; requests and reviews proposals.
- Manages the work of third-party contractors.
- Manages grounds maintenance and landscaping operations, including inmate work detail.
- Manages contracted custodial services.
- Manages campus utility services.
- Manages the maintenance and repair of HVAC, plumbing, and electrical systems.
- Manages carpentry operations.
- Manages the maintenance of the University¿s vehicle fleet.
- Performs a variety of related duties. (10%)
- Knowledge and level of competency commonly associated with the completion of a bachelor¿s degree in a course of study related to the occupational field. Experience can/may substitute for degree in related occupational field.
- Experience sufficient to thoroughly understand the diverse objectives and functions of the department in order to direct and coordinate work within the department, usually interpreted to require four years of related experience. This includes demonstrated effective leadership, technical knowledge, communication and interpersonal skills, understanding of, and experience in budgeting, labor relations, staff supervision, construction & facility management, procurement, OSHA, ADA codes & regulations, program development and project management on a multi building or at a college/university campus.
- Possession of or ability to readily obtain a valid driver¿s license issued by the State of Georgia for the type of vehicle or equipment operated.
- Knowledge of facilities operations, maintenance, and management principles and practices.
- Knowledge of budget development and management principles.
- Knowledge of the principles and practices of various construction trades.
- Knowledge of university purchasing policies and procedures.
- Knowledge of supervisory principles and practices.
- Skill in the delegation of responsibility and authority.
- Skill in the operation of computers and job-related software programs.
- Skill in decision making and problem solving.
- Skill in interpersonal relations and in dealing with the public.
- Skill in oral and written communication.
