Organizational Unit Overview:
Facilities Services is a unit in Campus Operations Division, which is a part of a broad division of Administration and Finance that includes all aspects of facilities management at East Carolina University. East Carolina University is the third largest university in the University of North Carolina system with approximately 28,000 FTS and a staff of over 6,000. The university is comprised of more than 7 million square feet of facilities located on approximately 1400 acres with physical assets in excess of $1.5 billion. This includes the Main, Health Sciences, and West Research Campuses, and satellite locations throughout North Carolina associated with university programs. Facilities Services has an annual budget in excess of $30 million and employs approximately 500 FTE. Major functions include facilities maintenance and housekeeping services.
Facilities Services’ primary purpose is to plan and perform corrective and preventive maintenance functions on all building structures and equipment and utility infrastructure. Corrective maintenance returns equipment to optimal design performance after failure or upon degradation from age, adverse operation conditions, etc. Preventive maintenance minimizes equipment failures and reduces corrective maintenance.
Job Duties:
Assists the shop supervisor in daily duties and, in the supervisor’s absence, performs some supervisory duties. Provides assignments and work orders for shop staff and tracks them as needed. Assists other shop staff with technical advice, acts as a crew leader as needed, and participates on interview committees for job candidates. This individual will independently respond to, investigate, and troubleshoot the most complex controls issues to include operation of central plants, building operation, and complex laboratory controls. This position will manage, operate, maintain, and repair various building automation systems (BAS) from the equipment level to the central server. This includes configuration, commissioning, data archiving, monitoring, tuning, calibration, reporting, manipulation, programming, maintenance, problem diagnosis, and component repair or replacement. Selects the correct communication protocols at both the automation and enterprise level to ensure consistency with industry standards and ECU Information Technology and Computer Services. Also is responsible for legacy controls including pneumatic controls. Maintains variable frequency drives. Reviews and provides comments on design documents and controls submittals. Participates in inspections of new construction and renovations. Implements occupancy schedules and other energy conservation measures. Monitors and responds to BAS alarms. Work is performed independently usually under the general supervision of the Controls Supervisor. Is an essential employee who responds to adverse weather as required by policy. Operates ECU vehicles: valid drivers license required.
Minimum Education/Experience:
High school diploma or equivalency and two years of related experience; or equivalent combination of training and experience. Requires certification(s).
License or Certification Required by Statute or Regulation:
None.
Preferred Experience, Skills, Training/Education:
- Previous building automation system experience especially with Trane, Johnson Controls, Siemens, and/or Schneider Electric
- Proficient in use of Microsoft Office software
- Previous lead or supervisory experience
