Mandatory Position

This position is designated as ‘mandatory’ and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

Primary Purpose of Position:

Manages the facilities maintenance shops for medium voltage electrical power distribution systems, power generation systems, building, and campus-wide electrical systems, elevators, fire alarms, and fire protection systems across the campus. Develops equipment lifecycle management perspectives on maintenance and initiatives to implement them. Coordinates maintenance with the engineers and project managers of the Planning, Design, Construction, and Engineering Services organizations.

This position will manage three electrical shops with a focus on electrical systems maintenance and performance. This key role will implement reliability-centered maintenance and project management team integration for electrical systems across the campus.

Minimum Education/Experience:

Required Minimum Qualifications:

Graduation from a technical college with a major in Construction Management Technology, Architectural Technology, Mechanical Engineering Technology, Civil Engineering Technology, Building Construction Technology or other related technical degree and four years of progressive experience in industrial or facilities maintenance and/or construction work including some supervisory experience; or five years of progressive experience in engineering related work including some supervisory experience; or an equivalent combination of education and experience.

University Preferred Qualifications:

Contributing: Four-year engineering degree in the area of assignment and two years of related engineering experience; or an equivalent combination of training and experience.

Essential Job Duties:

  1. Use general knowledge of electrical engineering and commercial facility electrical, fire safety, power generation, and vertical lift systems to manage the maintenance and repair of those systems for a large research university campus.
  2. Lead multiple electrical and special trades shops; manage their work and projects.
  3. Develop and implement comprehensive reliability, preventive, condition-based, and reactive maintenance programs for all facilities assigned with a special focus on critical university activities
  4. Ensure that employees are trained, understand, and comply with University, state, OSHA, NFPA, NEC, ASME, and other governing policies and procedures.
  5. Direct and safely manage emergency maintenance and operations during emergencies and inclement weather at all hours and days of the year.
  6. Integrate general electrical engineering knowledge, perspective, and methodology throughout all shop activities to enhance the lifecycle management of systems and energy conservation.
  7. Provide detailed analysis and input from daily maintenance activities to improve asset management and facilities systems lifecycle performance and cost.
  8. Perform and lead root cause analyses (RCA) for failed systems and components.
  9. Analyze and determine new processes, procedures, materials, tools, and equipment based on RCAs.
  10. Use and analyze operational metrics to continuously identify improvements.

Other Work Responsibilities:

  1. Train and develop employees.
  2. Manage contracts.
  3. Manage shop materials inventory and tools/equipment accountability.
  4. Use a computerized maintenance management system to manage work orders and projects.
  5. Manage customer relations and partnerships with local utilities such as Duke power.
  6. Develop and lead a quality assurance program for maintenance and repair within your shops.
  7. Assess your shops’ manning, skills, and utilization routinely to identify continuous improvements.

Departmental Preferred Experience, Skills, Training/Education:

  1. Graduation from an accredited college with a 4-year degree in electrical power technology, power systems maintenance technology, electrical engineering technology, or electrical engineering and 15 years experience with industrial electrical systems maintenance plus 7 years of supervisory experience; or an equivalent combination of education and experience.
  2. Experience with reliability engineering for electrical systems.
  3. Experience with medium voltage systems maintenance.
  4. Experience with commercial building electrical systems maintenance.
  5. Experience managing a university campus electrical system.
  6. Experience with fire alarm and fire sprinkler systems maintenance.
  7. Experience with elevator maintenance
  8. Experience with electrical generator maintenance and operation.

Necessary Licenses or Certifications:

Licensed to practice architecture or landscape architecture by the North Carolina Board of Architecture or the North Carolina Board of Landscape Architects.
