Job Summary JOB SUMMARY

This position is responsible for participating in the maintenance of college buildings, facilities and equipment.

Salary is: 31,518.75.

MAJOR DUTIES

    Inspects buildings, fixtures, machines and other structural or mechanical units and notes repair needs; performs minor maintenance such as cleaning and lubricating.Changes, washes, and cuts filters for air conditioners; checks for bad bearings.Repairs, hangs and installs blinds and window shades; installs drapery rods and hangs drapes.Installs restroom accessories.Replaces glass, screens, locks and door latches.Repairs doors and door locks.Repairs chairs, cabinets, shelves and other furniture.Installs commodes, lavatories, urinals and faucets.Changes ballasts, light bulbs, and smoke alarms.Paints interior and exterior surfaces.Locates and repairs leaks.Performs related duties as assigned.

KNOWLEDGE REQUIRED BY THE POSITION

    Knowledge of college policies and procedures.Knowledge of the hazards and safety precautions associated with the work.Knowledge of the installation, repair and maintenance of HVAC and other mechanical systems.Knowledge of plumbing and electrical system installation, maintenance and repair.Skill in the use of hand and power tools.Skill in decision making and problem solving.Skill in the completion of a variety of reports.Skill in oral and written communication.

SUPERVISORY CONTROLS

The Building Maintenance Supervisor assigns work in terms of general instructions. The supervisor spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results.

GUIDELINES

Guidelines include college policies and procedures, safety protocols, building codes, and equipment repair and maintenance manuals. These guidelines are generally clear and specific but may require some interpretation in application.

COMPLEXITY/SCOPE OF WORK

    The work consists of related building maintenance duties. The variety of systems to be maintained contributes to the complexity of the position.The purpose of this position is to participate in the maintenance and repair of college buildings and facilities. Success in this position provides a safe and well maintained environment for college operations.

    Contacts are typically with co-workers, vendors, contractors, and members of the general public.Contacts are typically to give or exchange information, to resolve problems, or to provide services.

PHYSICAL DEMANDS/ WORK ENVIRONMENT

    The work is typically performed while intermittently sitting, standing, walking, bending, crouching or stooping. The employee frequently lifts light and heavy objects, climbs ladders, distinguishes between shades of color, and utilizes the sense of smell.The work is typically performed in an office, warehouse, stockroom or outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, and machinery with moving parts. Work requires the use of protective devices such as masks, goggles, or gloves.

MINIMUM QUALIFICATIONS

    Ability to read, write and perform mathematical calculations at a level commonly associated with the completion of high school or equivalent.Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship or having had a similar position for two years.Possession of or ability to readily obtain a valid driver’s license issued by the State of Georgia for the type of vehicle or equipment operated.EPA Universal CertificationHVAC-R Experience
