Primary Function: Perform HVAC-R preventive maintenance, corrective maintenance, repairand installation of mechanical equipment. Maintain HVAC-R systems in good repair and working order. Work with outside contractors as required to keep systems in good working condition. Perform work as assigned by work order system. Must be able to work with and have daily interaction with a diverse group of people including Archabbot, Prior, faculty department heads, students, tradesmen, contractors, vendors, custodianand others as required.

Required qualifications:

Education:

  • High school diploma or GED.
  • Successful completion of a two-year post-secondary technical HVAC-R training program preferred.
  • Must possess U. S. Environmental Protection Administration “Universal” certification on handling and disposal of refrigerant.
  • Must possess valid PA Driver’s license.

Experience:

  • One to two years’ experience in HVAC-R Technician role or an equivalent combination of experience and training.

Essential Duties:

    Maintain and repair of HVAC-R systems and equipment. Work with outside contractors performing HVAC repairs. Monitor mechanical control systems for optimal operating efficiency. Troubleshoot systems or equipment malfunctions and repair, replace or adjust component parts. Adjust systems controls as required to respond to system failures.Perform maintenance, repair, and replacement of air-moving, heating, cooling, humidification and filtering equipment and systems such as fans, heat pumps, fan coil units, rooftop units, split systems, humidistat, pressure and volume controls. Including related electrical motors and their controls, calibration of equipment, gauges and controls.Assist in development and implementation of preventive maintenance program for HVAC_R systems.Handling of refrigerant and charging systems. Recovers and recycles refrigerants and carries out the service and repair of refrigeration and equipment containing refrigerants in accordance with Federal Environmental Protection Agency (EPA) rules and regulations. Work with others to maintain, repair and replace hot water, condenser and chilled water systems, including pumps, control valves, coils, heat exchangers, chillers, and other equipment, as necessary.Maintain and repair fume hoods.Maintain, repair and replace low-pressure boilers used for heating and cooling and their combustion and control systems.Maintain, repair and replace domestic hot water heaters, expansion tanks, holding tanks, controls and valves.Assist in maintenance, repair and replacement of commercial kitchen equipment, freezers, coolers, including maintenance and sanitation of ice making equipment.Plan work required for preventive maintenance and repair of heating and cooling systems and controls. Including estimating materials required.Report to supervisor the need to order parts and supplies to support repair and maintenance of HVAC-R systems.Assist in maintenance of open and closed water systems, adding chemicals, recording test results.Ability to perform brazing and welding as necessary for maintenance and repair of mechanical systems.Maintain tools, vehicles and equipment.Ability to properly use hand and power tools, testing equipment and measuring devices such as wet/dry bulb, thermometers, manometers, gauges, torches, leak detection, multi-meters and typical equipment to the trade.Ability to read and interpret blueprints, schematic drawings, charts, technical instruction, manufacturer equipment operating and maintenance manuals. Perform all work in accordance with best practice and conform to code requirements.Provide prompt response to daily work orders, report material usage cost, and time to complete work orders.Record and notify supervisor of need for repairs. Report to supervisor of any unsafe conditions. Report to supervisor any capital needs and deferred maintenance needs.Subject to being on-call, work weekends, and nights as needed to complete scheduled or emergency work.Perform snow removal duties as assigned including shoveling, applying deicers and operating snow removal equipment.Perform other related duties as assigned.

Other Duties:

    Meet on regular basis with supervisor to discuss work schedule, trades need and event scheduling.Work with other trades to complete projects, moves, events, renovations and remodels.

Special Challenges and Environment:

    Must understand how to follow safety precautions and procedures both verbal and written. Required to occasionally lift and/or manipulate heavy objects. Ability to transport, place and assemble large mechanical components.Required to coordinate efforts with custodial, trades and grounds staff, contractors and vendors.Work involves moderate exposure to elements of dirt, biohazards, dust, temperature, weather, fumes, high voltage, noise and odors.Must be able to perform work requiring considerable physical activity including lifting, pulling, pushing objects, bending, stooping. Lift and transport object weighing 50 pounds. Must be able to climb ladders, stairs, stand for long periods of time and work from heights including on roofs.Environment may involve some exposure to hazards, such as chemicals, and physical risks that are mitigated by and require following safety rules and precautions. Must understand and follow SDS (Safety Data Sheet) product instructions.Ability to work in confined spaces.Must be able to adjust to continual changes while planning and finishing work assignments.
