Overview

As a member of the Facilities Operation, the Supervisor Roof Shop manages a staff of approximately eight (8) personnel. The position functions include inspection, planning, scheduling and completion of safe and effective work assignments carried out by the shop staff, as well as the coordination and oversight of work carried out by other shops and contractors. Responsible for the installation, inspection, maintenance, and repair of campus roofing systems.

Responsibilities
  • Plans, organizes, schedules, leads and oversees assigned staff to ensure high quality work with maximum efficiency and professionalism. Manages shop activities, and coordinates with other trade shops, departments, campus customers, and others as necessary. Prioritizes work, establishes responsibilities, and assures excellent customer relations through both high quality shop deliverables and professional interactions.
  • Regularly monitors and inspects assigned facilities and audits work task performance of assigned Identifies, prioritizes and estimates maintenance and repair work as well as customer requested work. With input from the building's customers, and the Facilities Computerized Maintenance Management System (CMMS), develops short- and long-term work schedules that will meet both department maintenance and customer requirements, within established budgets. Determines the most effective and efficient methods to complete shop tasks, which may include the use of contract services.
  • Responsible for shop and staff management which entails performance management, employee development, discipline, participation in the hiring process, and employee relations problem solving, all in accordance with departmental and University policy. Performs other administrative tasks which include document management and maintenance of various shop records.
  • Ensures that shop work practices are both current and safe, through effective training, monitoring and enforcement of best safety practices and safety work rules with vehicles, tools, equipment, and work tasks. Ensures compliance with University, Facilities, and Governmental safety requirements; including pertinent occupational health, safety and environmental codes.
  • Responsible to ensure all shop activities are compliant with applicable codes (state and municipal). Where necessary, provides documentation for building permits and/or safety inspections; completes all inspections and maintains documentation as required by codes and other laws.
  • Utilizes the Facilities Department CMMS to manage shop work daily. Creates computerized preventive maintenance plans and programs for assigned roofing systems. Prepares, manages, and documents corrective and preventive maintenance work orders. Works with the assigned Scheduler/Planner to ensure that computerized preventive maintenance work orders for roofing systems are created, scheduled, and accomplished in a timely manner and updates are made in the preventive maintenance system when new equipment is added or replaced. Provide recommendations on equipment repairs and/or replacements to the shop supervisor based on CMMS reports and queries.
  • Provide regular feedback and communication to assigned staff; keep supervisor informed and be responsive to directives from leadership; support and communicate departmental and University policies and goals.
  • Assumes shop level financial responsibility for material purchases, contracted services and proper accounting of employee labor and Provides accountability for all shop labor, supplies, equipment and materials used on work orders.
  • For assigned contract efforts, prepares specifications, solicits quotes for purchased material and equipment, inspects and oversees contractor to assure full compliance with all University Ensures that all purchasing and contracting is in accordance with University policies and regulations.
  • Manages small projects and provides shop level technical review of contract plans and provides technical support to other facilities departments when necessary or requested. Attends pre-bid and other contract meetings to resolve contractor questions. Monitors progress and performs both interim and final inspections of contractor work. Recommends change orders where necessary and provides cost estimates for work to support contract negotiations.
  • Occasionally may perform fieldwork and assist shop trades personnel with work.
  • Perform other duties as assigned, including overtime assignments, special event support, and responding to after-hours campus emergencies. During emergencies, the Supervisor is classified as a Core Essential.

 

Qualifications

  • Possess a high school diploma or must have excellent technical knowledge of roof systems. Must have excellent troubleshooting capability.  Must have the ability to perform as a journey level tradesperson and have 10 or more years of experience in the trades. 
  • Must have a demonstrated knowledge of workplace safety rules and be a role model for Possess the ability to enforce safe work practices and support a shop culture of safety.
  • Possess strong supervisory and administrative skills to direct, motivate and coordinate staff, manage materials, and provide equipment for maximum effectiveness. Possess the knowledge and ability to effectively implement departmental policies and initiatives with staff in a consistent manner.
  • Must understand and embody the importance of personal ethics, workplace integrity, positive attitude, tactfulness, change management, and the establishment of strong relationships with campus student, staff, faculty, and
  • Possess strong communication skills (both verbal and written) and be able to effectively interact with a wide variety of customers both within and outside of the Facilities
  • Have a strong ability to identify maintenance and repair work, prioritize its importance and estimate the labor hours and material required to accomplish the work. Must have the ability to create effective and efficient shop work schedules.
  • Can capably utilize computer business software programs such as Microsoft Possesses the competency to utilize the department's computerized maintenance management software (CMMS) to manage shop activities on a daily basis.
  • Have an awareness of building codes, facility safety requirements and sustainable work. Possess the ability to prepare and understand the building permit process and have the professional competency to review construction documents.
  • Can prepare contract specifications for small maintenance and repair Possess the skill and ability to inspect contracted work to ensure contractor compliance with the contract documents.
  • Must possess a valid New Jersey automobile driver's license and the ability to pass a background
