Job Summary

The Building Services team provides cleaning and building care services in the University's buildings and offices with an emphasis on Service Excellence based on a hospitality model across all functions. The hospitality model emphasizes the customer experience and empowers the Building Services Team to proactively pursue solutions to our customers' needs and concerns within an environment of collaboration, positive interaction, service, stewardship, placemaking and belonging. The Lead cleans, sanitizes, disinfects classrooms, offices, athletic facilities, dining halls, etc, light maintenance work and porter service at events, operates heavy equipment completing tasks and special projects such as floorcare, electrostatic disinfection, distributes supplies, launder cleaning rags and maintain equipment. Assists with overseeing and directing associates in everyday tasks and work orders. Help with productivity data input into AiM, inspections, quality control, leading team meetings, and training other employees when needed. Position is considered an essential employee during emergencies, may be called in after-hours or on weekends. Responsibilities

Tasks involve trash removal; cleaning and polishing of furniture, tables, and glass surfaces; and, sweep, mop, vacuum, strips, restores, waxes, and buffs various floor surfaces. Operate cleaning equipment such as buffers, extractors, pressure washers, walk-behinds, scissor lifts and ride-on scrubbers, launder cleaning rags and dust mops, clean windows and blinds, wash walls and electrostatic disinfection; use ladders when required in work assignments. Follows instructions regarding use of chemicals and supplies. Assists Supervisor and Superintendent in delivering custodial supplies to buildings, collecting trash/recycling, overseeing and directing custodial associates in everyday tasks as requested. Recognizes and obtains required tools, equipment, materials, and supplies that are needed to perform the tasks and job; follows prescribed safety procedures and regulations. Responsible for light maintenance duties and special events. May assist other employees if they do not have the requisite skills. Assist supervisor with training and administrative duties, supervising employees when needed, scheduling assignments and entering productivity data into the work information system. Performs inspections. [65%]

Light Maintenance: Responsible for light maintenance work duties within the employee’s abilities. These duties may include replacing lamps, light bulbs, smoke alarm batteries; replacing and/or washing HVAC filters; repairing restroom accessories; replacing window screens; unclogging toilets, lavatories, and urinals; locating and stopping leaking faucets; and making minor repairs to drywall, ceilings, flooring; and, painting interior surfaces. Completes and submits work orders. Must be familiar with all building requirements. Responds to emergency needs such as spills, toilet overflows, water leaks, and others. Must be able to work special events (varied hours and weekends) with minimal supervision and determine the necessary tasks to be performed. Work individually or with a team leading the execution of special assignments and projects [10%]

Recognizes and follows prescribed safety procedures and regulations while following all NFPA, ADA codes and regulations. Performs all work in accordance with established safety procedures. Assists in ensuring a safe working environment throughout the facilities for all employees and students. Reports all accidents and injuries in a timely manner. Participates in regular safety meetings, safety training and hazard assessments. [10%]

Participates in department-provided training and learning opportunities (professional development) to enhance work-related skills, knowledge, and abilities. May be expected to lead training sessions. Completes all required training on a timely basis. Attends all safety meetings. Assists with troubleshooting and repairing floor care equipment. [10%]

This person will be required to make decisions regarding the best course of action for routine and emergency cleaning and repairs necessary to complete his or her assigned work duties, to provide information to supervisors in the form of a daily report as to what work was completed, and to advise supervisors of any unsafe or unsound conditions observed in performance of work-related duties.

Required Qualifications

Educational Requirements
High school diploma or GED equivalent.

Required Experience
Three or more years of institutional, industrial or commercial custodial experience. Valid driver's license.

Preferred Qualifications

Education Minimum of High school diploma or GED is required. Three or more years of institutional, industrial or commercial custodial experience. A valid driver’s license is required. Experience Custodial Technician certification or similar certification in custodial professional development or college degree. Experience in troubleshooting and repairing floor care equipment.

Proposed Salary

$16.88 hourly

Knowledge, Skills, & Abilities

Must be able to operate various cleaning equipment such as buffers, extractors, pressure washer, walk behind, scissor lifts and ride-on scrubbers. Must be able to operate a computer, and utilize email. Must be able to work special events (varied hours and weekends) with minimal supervision and determine the necessary tasks to be performed. Must observe quality and condition of the residential facilities, report or correctdeficiencies, and contribute to continuous improvement and high standards of quality.

Must have leadership skills and be able to assist the Supervisor and Superintendent with training and administrative duties. Basic computer skills including email, web browser, and mobile devices. Must be able to operate a variety of cleaning equipment and utilize the AiM system for inputting daily productivity. Communication: Interacts with others in the work area in a manner that encourages accomplishment of work tasks and ability to work as part of the team.Must be able to follow oral and written instructions. Listens to instructions and asks necessary questions to complete tasks. Communicates with fellow workers in a positive manner which inspires the team to complete work efficiently and effectively. Customer Service: Attentive to the needs of students and office occupants and responds according to standard operating procedures, displaying a positive and helpful attitude at all times. Effectively listens and responds to customer needs and understands the role of customers (i.e. student residents) in the work environment. Is empowered to solve problems and come up with better solutions. Must be respectful of students’ privacy and property.

This position requires energy, enthusiasm, a positive attitude, and personal desire to solve problems immediately. Must be able to complete tasks efficiently within a designated time frame. Must be able to learn procedures and retain information. Must be able to operate various cleaning equipment such as buffers, extractors, pressure washer, walk-behinds, scissor lifts, and ride-on scrubbers. Must be able to work special events (varied hours and weekends) with minimal supervision and determine the necessary tasks to be performed. This position will require frequently moving about the campus to access buildings, storage areas and offices. Constantly operating productivity equipment such as floor equipment and other cleaning materials. Frequently positioning self to maintain or clean lower areas such as under desks, floors, cabinets. Must be able to detect and identify unsatisfactory areas which will require attention/service. Must be able to stand and walk for extended periods-of-time and frequently move equipment and/or supplies up to 50 pounds across campus to various buildings, event needs and cleaning assignments. Work area may include assignments located inside and outside of buildings with possible exposure to inclement weather andhazardous chemicals. Must be able to perform essential functions of position with or without reasonable accommodations.
