Job Description:

Maintains proper cooling and heating temperatures, pressures, and flow rates in the chilled water and steam district energy systems to support the proper operation of building systems. Regulates the operation of plant
equipment inclusive of chillers, fans, pumps, motors, VFD’s, piping leaks as a function of make-up water, deaerators, boilers, boiler feed water, air compressors and generators. Adheres to procedures for lock-out/tag-
out and works with maintenance mechanics to reset equipment for planned and emergency outages. Communicates with supervisors of operations and maintenance when plant operations are not in alignment with
service quality standards. Perform routine maintenance, such as inspecting drives, motors, or belts, checking fluid levels, replacing filters, or doing other preventive maintenance actions. Repair machines, equipment, or
structures, using tools such as hammers, hoists, saws, drills, wrenches, or equipment such as precision measuring instruments or electrical or electronic testing devices. Maintain or repair specialized equipment or
machinery located in campus facilities. Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment. Clean or lubricate shafts, bearings, gears, or other parts of
machinery. Plan and lay out repair work, using diagrams, drawings, blueprints, maintenance manuals, or schematic diagrams. Align and balance new equipment after installation. Attach, replace or repair insulating materials to prevent energy losses from buildings, pipes, or other structures or objects. Inspect used parts to determine changes in dimensional requirements, using rules, calipers, micrometers, or other measuring instruments. Calibrate all testing equipment. Perform chemical injection systems maintenance – preventative & corrective.

Conducts periodic inspections to ensure that all equipment and controls are operating properly and are in good condition. Daily rounds to all equipment, monitor chilled water open and closed loop water treatment parameters via report/dashboard. Weekly tank level monitoring, reporting, and ordering. Takes and compiles routine plant readings and maintains production and consumption records. Receives, records, and communicates information relevant to previous and following shifts. Reports defects, and recommends improvements, alterations, and repairs to Operations Supervisor. Clearly notes any problem situations in plant log. Test and treat water supply. Monitor boiler analyzer sampling results and reagent inventory. Perform general cleaning duties of buildings or properties.

Responds to problems and initiates emergency communication protocols as appropriate. Complies with safety procedures. Identifies the nature of the problem and takes appropriate action to ensure safety and minimize
property or equipment damage and minimize the disruption to customers. Responds to problems with other utility systems on campus, including distributed steam and chilled water, potable water, reclaimed water and sanitary and electrical services. Maintains communication during always assigned shifts through radio or cell phone communications with on-duty and emergency personnel. Inspect, operate, or test machinery or
equipment to diagnose machine malfunctions. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary. Dismantle machines, equipment, or devices to access and remove defective parts, using hoists, cranes, hand tools, or power tools. Adjust functional parts of devices or control instruments, using hand tools, levels, etc. Safely perform recommended chemical additions as needed.

Maintains the plant in sanitary and orderly condition. Coordinates plant operation with other utility or energy companies or departments as needed. Assists Operation Supervisor and Plant Superintendent as required.
Requisition materials and services as needed. Record type and cost of maintenance or repair work. Estimate costs to repair machinery, equipment, or building structures. Help plan and execute a Cost Savings Program for the department. Install equipment to improve the energy or operational efficiency of residential or commercial buildings. Train or manage maintenance personnel or subcontractors. Handles hazardous chemicals and their proper disposal. Wear proper PPE when dealing with different types of chemicals, equipment, and any other related tools. Confined space entry required periodically.

A criminal background and post-offer health assessment will be conducted.

40 hours a week in 8-hour shifts as normal schedule. Monday-– Friday 7:00am -3:30pm.
May need to fill understaffed positions on occasion. Work relief shifts weekend or evenings as scheduled.
Position considered as Essential Personnel as defined by UF Policy

Drives a state vehicle that requires a valid driver license.

Expected Salary:

Expected starting rate $20.05 - $24.76 based on experience.

Minimum Requirements:

High school diploma or equivalent and four years of relevant experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.

EPA Universal Refrigerant Certification (Obtain within 6 months of hire date)

Preferred Qualifications:

Skill in using hand tools.
Ability to operate or coordinate work assignments and to communicate effectively.
Ability to represent the Utilities and Energy Department in a courteous and professional manner to other UF entities.
Ability to take direction and complete tasks with minimal oversight.
Must have the ability to work off-shift hours and weekends.
5 years of experience in monitoring and troubleshooting Utility Plants
Knowledge of the procedure and methods used in the operation and maintenance of boilers and chilled water plants with proven experience in support of plant operations.
Familiarity with a computerized maintenance management system
Boiler operator certification
Ability to use MS Office at an intermediate level
