Job Summary

The Maintenance Technician II installs, maintains, finishes and repairs architectural hardware, building components, building system components, structural elements, surfaces, finishes, and equipment/furnishings within Residential Life structures and areas. Responsibilities include maintaining buildings and related structures, applying appropriate skills and methods as necessary in the areas of carpentry, masonry and painting, as well as minor electrical related or minor plumbing related work not requiring a license. May assist other employees in the performance of their work. Performs related work as required.

Essential Functions

  • Responds to routine maintenance and emergency calls.
  • Maintains buildings and structures utilizing skills, methods, and tools of the trades to construct, alter, repair, and/or install walls, stairs, floors, ceilings, windows, doors, hardware, roofs, gutters, locks, mailboxes, ramps, shelving, furniture, etc.
  • Prepares surfaces and applies products to industry standards, such as paint, stain, varnish and/or wall coverings to surfaces by means of brush, roller, sprayer or other appropriate equipment to finish or refinish surfaces.
  • Applies plaster, grouts tile and lays stone, brick and cement blocks using a variety of hand and power tools to build, alter, repair and/or maintain brick and/or concrete surfaces and structures such as sidewalks, floors, partitions, fireplaces, chimneys, etc. and performs related duties as required.
  • Performs minor plumbing, heating and electrical-related work not requiring a license.
  • Refers repairs requiring a license to supervisor.
  • Interprets and/or sketches layouts of work: estimates length of time, quantities of materials and labor needed to complete jobs.
  • Erects ladders and scaffolding as needed to perform assigned work.
  • Performs related duties such as removing and installing glass, layout, cutting and making signs, working out of a bucket truck or lift.
  • Operates motor vehicle, on and off campus, as assigned.
  • May functionally supervise seasonal staff.

Minimum Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)

  • Three (3) years of full-time, or equivalent part-time, experience and demonstrated competence in the carpentry, masonry, and painting trades. Substitution: a diploma or certificate from a recognized trade, technical or vocational school, at the high school level or higher, with a major in carpentry, masonry or painting may be substituted for a maximum of one year of the required experience.
  • A valid class B CDL license with appropriate endorsements: i.e. air brakes endorsement is required.
  • Knowledge of the principles and techniques of the following construction and repair trades: carpentry, painting, and masonry.
  • Considerable knowledge of the tools, materials, methods and standard practices of the carpentry, painting and masonry trades.
  • Working knowledge of the occupational hazards, precautions and safety practices and procedures in the carpentry, masonry and painting trades.
  • General knowledge of plumbing and electrical principles and techniques.
  • Mechanical aptitude and manual dexterity.
  • Skill in the use of electric and non-electric hand tools.
  • Ability to follow oral and written instructions and to read and interpret documents such as plans, blueprints and drawings.
  • Ability to make simple estimates of time and materials.
  • Ability to work in confined spaces and to climb and work from ladders and scaffolds.
  • Ability to lift and carry heavy objects.
  • Physical stamina and endurance, ability to stand for prolonged period of time.
  • Ability to establish and maintain harmonious working relationships with others, to work as a team, and to interact with others with tact and respect.
  • Ability to work appropriately within residence halls and family housing apartments in a student-oriented environment.

Preferred Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)

  • Knowledge of the policies, procedures, specifications, standards and guidelines governing assigned unit activities.
  • Knowledge of the standards, methods, procedures, tools and equipment of additional construction and repair trades.
  • Ability to instruct, functionally supervise and guide others in their work.
  • Based on assignment, confined space worker training and certification.

Additional Details

  • This position is essential personnel as defined by Residential Life.

Work Schedule

  • Monday to Friday, 7:00 am-3:00 pm (40 hours per week).

  • Grade 14
