Building Commissioning Technician

Regular Full-time

The Facilities Services Department is responsible for the maintenance and operations of all campus facilities which includes buildings, grounds, and utility systems. 

The Building Commissioning Technician analyzes, troubleshoots, repairs and makes adjustments on all mechanical and electrical systems within buildings.  Stays in constant communication with all team members and assist in problem solving situations.  This position has the responsibilities for evaluating building systems and determining if they're operating at design and/or optimally.  Will make determinations where improvements can be made to improve efficiencies for utility cost savings and/or occupant comfort.  Adjusts, troubleshoots, and modifies building equipment systems; including hydronics (hot and chilled water), pneumatics, electric and electronic controls.  Reads and interprets pressures, temperatures and humidity to troubleshoot building balance, controls and envelope issues.  Calibrates and self-certify testing equipment and controls devices as needed.

This position performs National Environmental Balancing Bureau (NEBB) chemical fume hood performance testing and certifications, assure that it's operations is safe for our students and calibrate the flow alarm to alert when conditions are unsafe. Measure and calculate areas of the animal facilities, measure and adjust air flows to provide +15 air changes per hour, provide writer report and certifications to be included in the larger American Association for Accreditation of Laboratory Animal Care (AAALAC) certification.

This position will have responsibility for evaluating building systems and determining if systems are operating as designed and/or optimally, and will determine where improvements can be made to improve efficiencies for utility cost savings and occupant comfort. Applicant will assist with projects, events, and other special needs of Zone Maintenance and the Specialty team members including the implementation and establishment of preventive and predictive maintenance programs.



Qualifications
Minimum Qualifications:

    High school diploma or equivalent.Minimum one (1) year HVAC experience with the completion of Vocational or Technical training or a minimum five (5) years HVAC experienceValid Tennessee Driver’s License
Must have the expertise to accurately troubleshoot mechanical and electrical control systems, chilled and heating water systems, steam distribution, and electrical systems, and the ability to accurately research operating procedures and schedules. 

Must have facilities to handle stressful situations in a calm, confident and professional manner.  Have the competence to effectively communicate with all team members and clients, assist in resolving issues, and the ability to assist or lead others to complete all tasks. 

Must have the ability to read, and apply procedures, specifications, blueprints, standards to building systems and guidelines governing university operations.

Applicant must be reliable in attendance, clean and neat in appearance, in good physical health, and able to perform moderately strenuous work activities. Applicant will be required to climb ladders, work in high places, noisy environments, and around flashing lights.

Preferred to have a solid knowledge of the Archibus system, Microsoft Office, and the knowledge to properly operate a Shortridge AirData Multimeter, Alnor Air Flow Capture Hood and a Flexim Ultrasonic Flow Meter as well as the aptitude to be trained to multi-disciplined capabilities.
