GENERAL SUMMARY OF POSITION:

 

Under the general direction of the UMass Chan Medical School (“UMass Chan”) Associate Controller, the Property Accounting Manager oversees the accounting and financial reporting for the UMass Chan properties. This role provides oversight to the property staff accountant, manages the monthly close process for the properties, gathers financial data to prepare ad hoc financial analyses and monthly consolidated property financial statements for presentation to senior management.

 

Responsibilities

MAJOR RESPONSIBILITIES:

  • Review and exercise quality control over the daily financial operations for UMass Chan properties including supervision and training of the property staff accountant.
  • Oversee the monthly and year-end close process for the properties including review of manual journal entries prepared by the property staff accountant and review key account reconciliations.
  • Compile and provide monthly consolidated property financial statements and reporting package, which includes financial statements by property with highlights of significant balance sheet fluctuations and financial transactions.
  • Work closely with the Senior Director, Real Estate Services, to understand key financial terms in each property lease and amendment to ensure terms are updated and operationalized in an accurate and timely manner.
  • Serve as key financial liaison, with internal and external tenants, responsible for oversight of monthly rent billing and annual common area maintenance reconciliations.
  • Monitor debt service activities and provide in-depth analyses as requested by senior management.
  • Maintain and update property accounting procedure and process documents; identify areas for improvement and make recommendations; ensure existing processes and procedures are in compliance with the applicable accounting standards and UMass Chan policies.
  • Work closely with Facilities Management, Budget Office and other UMass Chan departments to update and administer property accounting policies and procedures.
  • Serve as department resource responsible for the research and the interpretation of financial reporting standards (GASB/GAAP) on property accounting related issues.
  • Responsible for IRS Form 990 tax filings for applicable properties; coordinate with external consultant to prepare, review and file annual returns.
  • Responsible for preparing property audit lead schedules, manage audit deliverables and sample requests for the UMass Chan annual financial statement audit.
  • Provide assistance with special projects and other duties as assigned.

 

 

Qualifications

REQUIRED QUALIFICATIONS:

  • Equivalent to four-year degree in business administration accounting or finance (a master’s degree preferred);
  • 7 - 10 years’ experience in financial reporting and accounting required (CPA preferred);
  • Exceptional oral and written communication skills.
  • Advanced Excel spreadsheet skills.
  • Project/Property accounting experience highly preferred.
  • Bond accounting and reporting experience highly preferred.
  • 3 to 5 years of related accounting supervisory experience preferred.
  • Experience with external (or internal) auditors preferred.
  • PeopleSoft experience preferred.
