Position Summary:

The Director of Operations, Maintenance & Projects (OMP) reports to the Senior Director of Operations and Infrastructure in the Facilities Management Division. The Director of OMP is responsible for the overall managerial oversight of Operations and Maintenance department, consisting of over 240 skilled trades professionals who operate and maintain the campus building systems around the clock and year round and the construction project management office (CPMO) consisting of 11 construction project managers, superintendents and contract specialists.
In addition to core maintenance functions, this position leads the development, strategy, assignment, execution, and administration of campus maintenance construction projects in all phases of project management. The position is responsible for the complete management of the annual Major Repair and Renovation (MRR) program cycle and many efforts relating to sustainability and utility management. Typical project portfolio consists of renovations, repair, maintenance, and customer funded requests. Duties also include supervision of all FMD contracting actions and oversight of contracting personnel.
This leader sets the strategic direction for the department, as well as ensures the team is performing effectively and efficiently. The Director of OMP will identify and implement best practices for the department and develop metrics to evaluate and manage performance. The Director of OMP will bring innovation, attention to client services, and proactively adapt to emerging trends in support of our mission. This director shall be a technical expert in building systems and construction project management as well as being a dynamic and experienced leader for large organizations.
Work shall be performed in accordance with general polices and proceeds; however, the Director of OMP is expected to make technical decisions and exercise considerable initiative and creativity to accomplish the mission. The successful candidate will have considerable experience in team leadership and facilities maintenance, and construction project management. All candidates must be a licensed Professional Engineer, registered in the State of Georgia or a licensed Professional Engineer in another state with the ability to become licensed in Georgia within 6 months from the date of hire. Preferred candidates will hold an advanced degree in a field closely related to facilities management and/or be a Certified Facilities Management Professional (CEFP).

Knowledge, Skills, Abilities and/or Competencies:

• Licensed Professional Engineer
• Certified Education Facilities Professional (CEFP) and/or LEED Accredited Professional
• In-depth knowledge of the modern principles and practices of construction, project management, and maintenance
• Extensive knowledge of, and experience in, modern building maintenance, alternation, project management, and operations
• Strong record of mentorship and leadership
• Extensive experience in management of facilities operations, planning, work management, training, and organizational control
• Ability to plan and supervise the work of technical and professional subordinates
• Ability to communicate clearly and concisely orally and in writing
• Ability to interpret and carry out complex oral and written instructions, including the reading and interpretation of construction documents
• Ability to establish and maintain effective working relations with diverse constituencies including university faculty, staff, and administrative personnel
• Ability to respond to university emergencies 24×7×365
• Extensive and demonstrated knowledge of business continuity, incident command systems and emergency response and recovery
• Ability to think and act decisively under duress and during emergency situations, placing human safety before the preservation of property
• Prepare budgets and monitor the disbursement of funds
• Analyze highly conceptual issues and problems
• Demonstrated proficiency in using standard office software applications for facilities management systems

Provide overall managerial oversight for the OMP Department. Set the strategic direction for the department, as well as ensure the department’s operational components are performing effectively and efficiently. Identifies and implements best practices for the department and develops metrics to evaluate and manage performance. Brings innovation and emerging trends to the department. Maintain awareness of latest methods, products, and systems to maximize efficiency and ensure employee safety.

Provides technical insight, review, and analysis for preventive, corrective, and reactive activities related to the maintenance, operations, and renewal of building systems and supporting infrastructure, including the leadership of a 24×7 campus-wide maintenance operation. Leads the department as a technical subject matter expert in the operations, repair, upkeep, and emergency response to crisis situations involving building mechanical, electrical, plumbing, and operating systems

Responsible for human resources and fiscal management of the OMP Department. This includes budget development, implementation, interpretation and periodic review. This also includes collaboration with FMD Human Resources to ensure proper hiring and evaluation of all assigned employees.

Responsible for the planning, schedule creation, and budget setting of Major Repair and Renovation (MRR), projects. Sets priorities for the team. Collaborates with peers and FMD leadership to form and maintain a master project schedule, annual MRR plans, and long-term capital outlay plans.
