Subject to Grant Funding?:No Essential Job Functions:1. Monitors maintenance operations and implements new ideas to ensure proper maintenance of facilities.

2. Inspects work done by employees and contractors while in progress and upon completion to ensure customer satisfaction.

3. Supervises the work of staff to ensure all projects are completed in a timely basis.

4. Travels to other NSU Regional Campuses to maintain buildings operations, as assigned.

5. Coordinates and supervises equipment repairs, made by outside vendors to ensure work completed to NSU specifications.

6. Troubleshoots, schedules preventative maintenance and performs maintenance on buildings/roofs, electrical systems, lighting fixtures, and emergency call stations.

7. Responds to tenant complaints/concerns, determines action needed for remedy and follows up as needed.

8. Inspects facilities noting conditions of campus and grounds, structural adequacy, general cleanliness, and appearance of building interior and trash deposit areas; reports maintenance needs and contractor deficiencies.

8. Reviews contractor's logs and spreadsheets for any equipment discrepancies, and schedule repairs as needed.

9. Maintains and updates equipment in the maintenance shop for safety.

10. Performs other duties as assigned




Specific Requirements:

1. 24/7 on call status for emergencies and hurricane response.

2. Ability to work on a rotational shift, (days, nights, weekends and holidays).

3. Work overtime as required.

1. Maintains service contract files and records; submits inspection reports and project status reports as needed.

2. Supervises and assists with special event set up.

3. Attends off site training as required.

3. Ability to express ideas effectively and concisely.

4. Ability to work effectively in a service oriented environment and with frequently changing priorities.

7. Ability to understand and apply University and Departmental policies and procedures.

8. Knowledge of proper and safe use of tools, lubricating chemicals etc.

9. Knowledgeable in the procedures and safety measures in area(s) of specialty.

PHYSICAL REQUIREMENTS/WORKING CONDITIONS:

1. Must be able to lift, carry, push or pull a variety of tools, equipment and materials.

2. Must be able to safely lift 85 pounds.

3. Must be able to climb, balance, stoop, kneel and crouch to gain access to pipes, wiring and equipment.

4. Must be able to handle a variety of hand and power tools.

5. Near-visual acuity needed to read equipment diagrams and inspect parts.

6. Depth perception, field of vision and color vision needed in fitting and installing parts.

7. Exposed to wet and very hot conditions.

8. Exposed to noise and vibration from operating machinery.

9. Must be able to lift any trade tools, material and
equipment.

10. Must be able to reach overhead.

11. May be required to work in confined areas to access equipment.

Job Requirements: Required Certifications/Licensures:Have and maintain a valid Florida Driver License with no more than 3 points.Required Education:High School Diploma or EquivalentMajor (if required): Required Experience:1. Three or more years experience within the past ten years directing personnel responsible for accomplishment of mechanical maintenance.

2. Five years experience as a skilled tradesman with appropriate experience which will vary based on the assigned responsibilities in the mechanical, electrical, building, or other trades subsequent to the completion of an apprenticeship or equivalent training and experience.Preferred Qualifications: Is this a safety sensitive position?Yes Background Screening Required?Yes Pre-Employment Conditions:
