The HVAC-R Manager is responsible for the repair and maintenance of all heating, ventilation, air conditioning, refrigeration and kitchen equipment at all campus facilities. The Manager will be responsible for establishing and administering maintenance schedules, annual budgets, and will assist in the identification and justification for necessary capital improvements. Serving as a backup to the Engineering Manager – Plumbing, Sewer and Water Treatment in their absence. This is a full-time exempt position reporting to the Director of Building & Grounds department.

Key Duties:
  • Manages and supervises the maintenance, repair, and project work of the HVAC-R and other trades staff as assigned. Assigns work requests submitted into the work order system by students, faculty and staff.
  • Manages assignments, schedules and time off requests.
  • Ensures that employees are properly trained before performing maintenance and repairs. Organizes equipment training and instructs staff in the use of all required tools and equipment. Ensures use of vehicles, equipment and tools are safely used and comply with OSHA and ANSI regulations.
  • Oversees a wide range of maintenance and repair tasks in the operation of heating, air conditioning, refrigeration, ventilation, and kitchen equipment systems in campus buildings, including but not limited to, air handlers, cooling towers, geothermal systems, exhaust fans, MAUs, VFDs, VAVs, package units, split systems, thermostats, spot coolers, mini-HVAC units, walk-in coolers & freezers, ovens, fryers, stoves etc.
  • Develops, assigns maintenance and manages preventative maintenance schedules utilizing the campus work order system and logs, to ensure that systems, including HVAC water treatment; is running smoothly, building systems operate efficiently and in accordance to manufacture specifications.
  • Performs routine safety inspections on boilers, chillers, pumps, air handlers etc. in equipment rooms and other mechanical areas. Performs air quality assessments and properly addresses any issues caused by humidity or a lack of sufficient airflow.
  • Maintains the inventory of all HVAC supplies including filters, belts, refrigerant, equipment and tools. Ensures that inventories are secured, organized and maintained at optimal inventory levels to prevent delays in work. Prepares estimates of material, labor and equipment needs, submits purchase orders and procures goods as required.
  • Prepares and manages the HVAC and kitchen equipment annual budget for the campus. Manages capital projects developing detailed scopes of work, obtains multiple bids through an RFP and prepares accurate budgets for approval. Ensures all work is performed in accordance to the contract and the intended scope of work with minimal change orders.
  • Is available on-call and promptly and professionally responds to all requests for emergency repair service, including after-hours service calls.
  • Works with architects, civil engineers and designers on equipment and infrastructure capital projects, repairs, remodels and renovations, including review of plans.
  • Ensures adherence to all OSHA regulations and internal safety policies and procedures.
  • Performs additional duties as assigned.
Qualifications
  • Must have a minimum of 5 years of HVAC-R and Kitchen Equipment maintenance related experience as an HVAC Manager, Facilities Manager, or other related field.
  • Must have a strong and in-depth knowledge of HVAC-R systems including BMS controls. Strong mechanical and diagnostic skills are required.
  • Experience with maintaining commercial kitchen equipment is desired.
  • Should be experienced in managing projects in excess of $100,000 and possess the capability to oversee multiple jobs and projects simultaneously.
  • Supervisory experience leading union trades workers and managing vendors is desirable.
  • Must have excellent communication, interpersonal and comprehension skills with the ability to work with all levels of Management.
  • Familiar with tools and equipment used in the repair of heating and air conditioning equipment in buildings and structures. Knowledge of operating principles of heating, air conditioning, and refrigeration equipment; computerized energy management software, standard mechanical equations, work safety practices related to HVAC work.
  • Computer skills and experience with Microsoft Office programs including Excel and Word is highly desirable.
  • High School graduate or the equivalent. A college degree or a Project Management certificate in a related field is desirable.
  • Familiarity and understanding of site building codes. Must also possess a working knowledge of OSHA regulations and have the ability to interpret mechanical blueprints and specifications.
  • Must have a valid NY State driver’s license.
  • Must obtain NYS Mold Assessor certification and relevant licenses to purchase chemicals.
Physical Requirements
  • Must be able to observe details close up, including detecting color differences, in the inspection of equipment and buildings.
  • Must be able to traverse the campus property, on foot, on a regular basis to inspect buildings and equipment.
  • Must be able to ascend and descend a ladder in order to observe and service equipment and structures.
  • Must be able to frequently move, lift, push and pull equipment, weighing up to 25 lbs, in the inspection of equipment

Outstanding Faculty

Bard's undergraduate faculty-to-student ratio is 1:10 and courses are taught by full faculty members. Among the many distinguished faculty at Bard College are five MacArthur Fellows—poets John Ashbery and Ann Lauterbach, novelist and memoirist Norman Manea, painter and multimedia artist Judy Pfaff, and journalist Mark Danner.
