Primary Purpose of the Organizational Unit:

Facilities Operations has the responsibility of providing a wide range of services to all administrative departments, student programs, and all academic schools and departments. Services include all aspects of corrective and preventive maintenance, operations, grounds maintenance, housekeeping, utility infrastructure maintenance and operations, business operations, safety, regulatory compliance, project management, and renovations. These duties are conducted for a campus consisting of over 100 buildings totaling 6 million gross square feet on over 275 acres.

Position Summary:

The primary purpose of this position is to assist the Steam and Plumbing personnel with the maintenance and repairs of the campus plumbing and steam systems. This position reports to the plumbing supervisor and is responsible to assist with the maintenance of domestic water, heating equipment, steam systems, steam auxiliary equipment as well as, other routine maintenance as assigned by supervision. This position is a mandatory position as defined in the Adverse Weather and Emergency Event Policy.

Minimum Qualifications:

HIGH SCHOOL DIPLOMA OR EQUIVALENCY; OR DEMONSTRATED POSSESSION OF THE COMPETENCIES NECESSARY TO PERFORM THE WORK. SOME POSITIONS MAY REQUIRE SPECIAL LICENSES OR CERTIFICATION. OPTIONAL GUIDELINES: EXPERIENCE IN THE TRADE AREA RELATED TO THE AREA OF ASSIGNMENT MAY BE SUBSTITUTED ON A YEAR-FOR-YEAR BASIS.

Additional Required Certifications, Licensures, and Certificates:

North Carolina drivers license

Preferred Qualifications:

1.Some Knowledge of Steam systems, plumbing equipment, and water meters
2. Confined space experience
3. Collaboration/teamwork skills
4. Willingness to learn and achieve journeyman competency level.

Essential Tasks:

Assist Steam Personnel with:
1. Inspections, repairs, calibrations, and adjustments for pressure reducing stations to provide proper steam pressure for control devices and heating equipment.
2. Surveying, inspections, repairs, or replaces steam traps to conserve steam.
3. Performs routine inspection, repair, and lubrication of steam valves.
4. Inspects steam manholes and tunnels.
5. Verifies proper PPE is in place and used and that area is secured.

Assist plumbing personnel with:
1. Installation and repair of domestic cold and hot water piping.
2. Installation and repair of sewer systems.
3. Installation and repair of water heaters and circulation pumps.
4. Installation and repair of toilet fixtures and water fountains.
5. Testing and repair of Back Flow devices.

Water Meter Data Reader and Inspector

Essential Tasks:

1. Performs monthly Domestic water meter readings throughout the campus and records data into log.
2. Assists energy management group with any issues that have resulted in erroneous readings.
3. Inspects water meters for leaks or malfunctioning meters.

1. Maintains accurate labor and material records on all work.
2. Submits labor and material reports to shop supervisor daily.
3. Ensures certain vehicles are kept clean and available for service when required.
4. Cleans mechanical rooms as assigned and cleans Plumbing shop daily.
5. Performs other tasks as may be safely and legally assigned by supervisor.
