Position Summary:

Provides for general maintenance for facility; makes repairs to equipment, assists other skilled maintenance staff with plumbing, electrical, painting, lighting; performs maintenance tasks; and other duties as may be assigned.

Reporting and Supervisory Relationships:

Direct reporting relationship to the Manager, Facilities and Operations.

Essential Responsibilities:

1. Assist plumber with plumbing, pipe fitting and other repairs to areas of the site or buildings. 2. Assist electrician with electrical issues, resetting of circuit breakers, light bulb changes and other repairs to areas of the site or buildings. 3. Inspects fire extinguishers and pull stations monthly. 4. Make minor and major repairs of all equipment; i.e., desks, furniture, doors, etc. 5. Assist in removing snow and other emergency duties when necessary. Ability to operate a variety of snow and ice control equipment. 6. Assist in rebuilding flush valves and faucets. Weekly inspection of all bathroom fixtures and repair as needed. 7. Change filters on VAV boxes, assists HVAC tech as needed. 8. Assist in set-up for special events, moving of furniture, etc. 9. Receive deliveries in the shipping and receiving area and delivers monthly Board packet. 10. Responsible for some grounds-keeping duties. 11. Removes and replaces carpet, floor tile, and ceiling tile as necessary. 12. Monitor and change building temperature (HVAC). 13. Maintain and submit daily logs and work orders. 14. Performs other duties as required or assigned which are reasonably within the scope of the duties enumerated above. 15. Performs routine grounds work, when needed relating to mulching, clean up of roads/sidewalks and assists the grounds crew when needed.

Working Conditions/Physical Requirements:

Employee is subject to both indoor and outdoor environmental conditions (temperatures varying from below 32 degrees to over 90 degrees) for periods of over one hour, subject to hazards such as proximity to moving parts, electrical current, etc., and involves heavy work exerting up to 100 pounds of force occasionally, and/or in excess of 50 pounds frequently, and/or up to 20 pounds of force constantly in order to move objects.

Minimum Qualifications:

1. High school graduate with additional training in mechanical, plumbing, and electrical systems. 2. Two or more years of successful General Maintenance experience: familiarity with mechanical, plumbing, and electrical equipment experience. 3. Ability to drive/operate tractors and trucks; possession of valid vehicle operator’s license. 4. Demonstrated ability to lift and carry a minimum of 50 pounds. 5. Able to understand and follow oral and written instructions. 6. Knowledge of tools, equipment and procedures used in moving equipment and facilitating repairs. 7. Ability to work in all kinds of weather. 8. Demonstrated ability to perform varied maintenance tasks with little supervision. 9. Demonstrated ability to communicate effectively both orally and in writing. 10. Ability to maintain appropriate standards of cleanliness and sanitation.

Anticipated Work Hours and Days:

2nd shift (2:30-11:00 p.m.) Sometimes overtime is required, per supervisor approval, to respond to emergency situations.

Salary:

minimum starting-$35,207(Mon.-Thurs., 2:30-11:00 p.m add .65 cents to hourly rate)
