Primary Purpose of the Organizational Unit:
The Department of Residence Life is responsible for coordinating the renovation, maintenance and management of several categories of facilities, all designed to provide on campus housing for over 1600 students. The Maintenance Department helps to provide resident students with a safe and comfortable living environment. Maintenance personnel work during normal business hours; however, must be available to respond to emergency maintenance requests twenty-four hours a day. This position may be required to work late evenings, weekends, and holidays. Residence Life personnel are considered essential employees during emergency conditions. This position reports to the Residence Life Facilities Maintenance Supervisor.
Primary Purpose of the Position: Minimum Education and Experience Requirements::
The Facility Maintenance Technician provides preventive maintenance, repair and general maintenance for the residence halls. This position is classified as essential personnel for all weather and mechanical emergencies.
Maintenance personnel responsibilities include but are not limited to:
-Repairing and/ or replacing various electrical components such as light fixtures, switches and outlets.
-Unclogging, repairing and/or replacing plumbing fixtures using hand tools, plungers or mini-rooter snake.
-Performing preventive maintenance and repairs to HVAC systems.
-Performing carpentry work such as door repair/ lock maintenance.
-Delivering supplies and installing furniture.
-Performing additional task such as painting, installing blinds, etc.
-Other duties as assigned
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification. Knowledge skills and abilities::
Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Knowledge (Technical)- Performs a limited variety of recurring and related tasks/functions using easily understood steps/processes/functions/ applications to complete corrective and preventative maintenance or construction of facilities. Provides technical assistance to others by troubleshooting simple facility maintenance issues and determining their cause. More complex issues are usually referred to a higher level technician. Skilled at operating basic tools and equipment of assigned trades. Closing Date::
Problem Solving- Identifies facilities related maintenance problems and implements standard courses of action to resolve problems within established project timelines and administrative and technical requirements.
May involve supervisor when dealing with non –routine issues to determine most appropriate course of action. Solves problems of limited complexity or refers to appropriate skilled technicians.
Coordination- Understands and objective and priorities related to activities and tasks in order to follow plans and scheduled projects. Recognizes and obtains required equipment, materials, and tools needed to complete the job. Accomplishes tasks within established time frames. Understands obstacles /roadblocks by following prescribed process to ensure timely task accomplishment.
Communication- States message in a clear and effective manner; listens to others. Ensures the information gets to the right person within the agreed upon timeframe. Uses appropriate language that is easy for others to understand.
Safety and Health Compliance- Performs tasks and duties safely to avoid danger to self and others. Identifies and informs supervisor of potential safety problems. Warns others of potential hazards. Uses appropriate protective equipment following established protocols. Incorporated accident prevention and corrective measures in work related activities. Follows appropriate post – emergency procedures.
Client and Customer Service- Promptly and attentively responds to customer requests within established parameters and time frames. Performs work in the least disruptive manner possible to customers. Demonstrates courteous actions and follows the organization’s established protocol for customer service.
