JOB SUMMARY: This position is responsible for performing skilled duties in the maintenance of university property including buildings, other facilities, vehicles, and grounds. The position can be either a Generalist or a Specialist.

MAJOR DUTIES:

Repair and Maintenance

  • Makes basic to intermediate HVAC, plumbing, electrical, sheetrock, painting, and carpentry installations and repairs.
  • Locates underground utilities as needed.
  • Repairs and/or changes out appliances as needed.
  • Performs routine preventive maintenance and repairs on systems.
  • Assists other trades and Facilities staff with repair, maintenance, deliveries, moves and setups as needed.
  • Plans work in accordance with written weekly schedules and coordinates the work to fit into work schedule with other shops.

General Duties

  • Utilizes computerized work order system to initiate, schedule, complete, and close out work orders.
  • Coordinates with administrative staff to order parts and supplies as needed to complete work orders.
  • May operate forklift to load and unload trucks.
  • Cleans, fuels, and prepares fleet vehicles or golf carts for use by faculty and staff.
  • Drives golf cart for campus visitors, as requested and scheduled.

KNOWLEDGE REQUIRED BY THE POSITION:

  • Knowledge of university policies and procedures
  • Knowledge of facilities maintenance principles and practices.
  • Knowledge of HVAC, plumbing and carpentry repair and maintenance principles.
  • Skill in the safe and efficient operation of a variety of hand and power tools.
  • Skill in decision making and problem solving.
  • Skill in interpersonal relations and in dealing with the public.
  • Skill in oral and written communication.
  • Ability to read, understand, follow and enforce safety procedures.

SUPERVISORY CONTROLS: The Campus Facilities Manager assigns work in terms of very general instructions. The Manager spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results.

GUIDELINES: Guidelines include the Board of Regents construction manual; the National Electric Code; Occupational Safety and Health Administration guidelines; local, state and national building codes; and university policies and procedures. These guidelines are generally clear and specific, but may require some interpretation in application.

COMPLEXITY/SCOPE OF WORK:

  • The work consists of related facilities maintenance duties. The variety of systems to be maintained and work assigned contributes to the complexity of the position.
  • The purpose of this position is to participate in the maintenance of university facilities. Success in this position results in the provision of well maintained, safe and attractive facilities for all college operations.
  • The employee may be required to work after hours, weekends, and be on-call.

CONTACTS:

  • Contacts are typically with co-workers, other university employees, contractors, vendors, and members of the general public.
  • Contacts are typically to provide services, to give or exchange information, or to resolve problems.

PHYSICAL DEMANDS/ WORK ENVIRONMENT:

  • The work is typically performed while intermittently sitting, standing, stooping, walking, bending, or crouching. The employee frequently lifts objects weighing up to 100 lbs. and may assist others in moving heavier objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, and utilizes the sense of smell.
  • The work is typically performed in an office, stockroom, warehouse and outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, machinery with moving parts, contagious or infectious diseases, or irritating chemicals. Work requires the use of protective devices such as masks, goggles, gloves, etc.

SUPERVISORY AND MANAGEMENT RESPONSIBILITY: None.

MINIMUM QUALIFICATIONS:

  • Ability to read, write and perform mathematical calculations at a level commonly associated with the completing of high school diploma or equivalent
  • Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship or having had a similar position for one to two years.
  • Possession of valid driver's license for the type of vehicle or equipment operated.

PREFERRED QUALIFICATIONS:

  • CLASS A or B CDL
  • Completion of Technical College certificate or diploma in a maintenance-related field.

COMPENSATION CLASSIFICATION:

  • This position is hourly, non-exempt.
  • Grade 16
