Job Summary

Supervise Facilities Operations personnel in the performance of routine maintenance, apartment turnovers, system plumbing, electrical, HVAC, and other selected routine maintenance and project work within Residential Life buildings, structures, and properties.

Essential Functions

  • Identifies, assigns and corrects maintenance needs within assigned areas of responsibility which may include mechanical rooms, equipment, pumps, motors, HVAC building controls, roofing, residence halls, apartments, and rental properties.
  • Supervises and trains maintenance staff and oversees contractors and/or vendors to verify that daily work assignments and special projects are completed within delegated timeframes and budgetary guidelines, adhere to specifications and standards, and are in compliance with safety codes, policies and procedures.
  • Ensures compliance with State codes and regulations pertaining to building maintenance and health and safety.
  • Ensures that routine maintenance and project work is performed in conformance with established Residential Life standards for materials, procedures, and purchasing.
  • Advises and assists Assistant Director in purchasing, inventory control and budget planning.
  • Requisitions, purchases, receives, distributes, stores and controls materials, tools and equipment to support assigned maintenance responsibilities.
  • Works cooperatively with Residential Life, Physical Plant and Environmental Health and Safety personnel and outside contractors in meeting assigned objectives and ensuring compliance with applicable State and departmental policies.

  • Schedules, supervises and inspects overtime work for completeness within assigned areas of responsibility.

Minimum Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)

  • Six years of related experience to include supervisory experience, experience in the construction trades and purchasing experience.
  • Commonwealth of Massachusetts Valid class “D” driver’s license.
  • Ability to provide off-shift coverage when requested and in emergency situations.
  • Considerable knowledge of the various building trades (plumbing, carpentry, electrical, painting, HVAC, and roofing) including the care and operation of tools, equipment and software used in these trades.
  • Ability to supervise a diverse staff including the planning and assigning of work.
  • Ability to estimate the type and quantity of supplies, materials and equipment required for maintenance and repair work.
  • Ability to draw plans and write specifications for repair or remodeling projects and to estimate time and costs for such work.
  • Ability to understand, follow and communicate oral and written instructions.
  • Ability to establish and maintain harmonious relationships with employees, campus departments, students, the public and outside vendors.
  • Ability to work appropriately within Residential Communities in a student and family oriented environment.
  • Ability to work with diverse students, faculty/staff, and community members.
  • Ability to prioritize and complete multiple tasks and projects, attend to details, and meet deadlines.
  • Ability to work in a unionized environment
  • Ability to lift heavy objects, walk for extended periods, climb ladders, and work in mechanical rooms and confined spaces.
  • Competent basic computer skills, i.e. MS OFFICE with the ability to learn additional software specific to area responsibilities.

Preferred Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)

  • HVAC, Plumbing, Electrical or Construction Supervisor License (CSL) preferred.

Additional Details

  • This position is classified as essential personnel as defined by Residential Life.
  • There is occasional scheduled and emergency callback overtime required of the position.

Supervision

  • 4-12 staff (including: Maintenance Technician II, Trades Worker, and Controls and Refrigeration Systems Specialist Employees)

Work Schedule

  • Monday to Friday (40 hours per week)
