This position is designated as ‘mandatory’ and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

Primary Purpose of Position:

One of the most important roles we have to support continued operation of our campus lab environments. This task is accomplished through the use of advanced air flow, temperature and humidity controls systems. It is vital for these parameters to remain within specifications as to not affect research or experiments occurring within lab spaces. This position will be dedicated to supporting our campus research and classroom labs.

Minimum Education/Experience:

Bachelor’s degree in the engineering discipline related to the area of assignment; or equivalent combination of training and experience Some positions may require licensure by the North Carolina Board of Examiners for Engineers and Surveyors. All degrees must be received from appropriately accredited institutions.

Essential Job Duties:

1. Maintain and assume responsibility for the operation, maintenance and programming of UNC Charlotte’s Facilities Management (FM) Building Automation System (BAS), in relation to the campus’s lab areas as well as more complex systems. 2. Conduct work in hot/cold environments, and navigate in and around mechanical rooms and large commercial equipment while performing preventative maintenance, service and troubleshooting. 3. Work from ladders in various office, lab, and mechanical room environments in a safe and professional manner. 4. Verify that all control-point wiring has been correctly installed and terminated, sensors have been calibrated, and field devices operate correctly as stated in control sequence.5. Use the appropriate test devices to troubleshoot and repair pneumatic, electrical and electronic control systems.6. Use extensive field experience with checking the accuracy/calibrating system components, installing and calibrating new or replacement devices, and configuring per the manufacturer’s specifications. Actions to resolve such issues may require reprogramming the BAS to achieve maximum energy saving, installing, updating and changing night setback schedules and the operation of HVAC systems, or monitoring a variety of points of the variable speed drives (e.g. amps, airflow, and motor speeds) including Phoenix Control systems.7. Assist the BAS Manager in the management of contracted vendors, including the installation of all BAS equipment; coordinate communication protocols, encryption, and database requirements for integration of their systems into the BAS.8. Perform preventative maintenance tasks.
9. Perform service/troubleshooting and programming with at least one of following BAS manufacturers:
Schneider Electric
Johnson Controls
10. Posses and display working knowledge of Phoenix Systems.
11. Provide additional knowledge and work experience, if possible, with the following:
a. Tridium
b. Honeywell Spyder, Silk, and Stryker controllers via WEBs configuration software.
c. BACnet/IP, TCP/IP, LonTalk, SQL Server, Modbus, LAN and WAN communication protocols.
d. Allerton VLC series and VAV series controllers via Alerton Envision BACTalk software.
e. Trane BCU series and vav Comm 4 series controllers via Trane Tracer Summit software.
12. Provide extensive field experience with programming, loading, device verification, and commissioning of system controllers as required for the proper operation of UNC Charlotte campus lab/research facilities and other complex systems.13. Ensure the accuracy of project as-builts and commissioning documentation. 14. Utilize advanced working knowledge and understanding of complex control sequences of operations, mechanical/electrical engineering fundamentals, air and water system designs, lab environment exhaust systems, chilled water plant, steam and heating hot water system operation, fan and pump curves, airflow hoods, ultrasonic flow meters and variable frequency motor drives needed for the day-to-day analysis and verification of correct and efficient building BAS operations.15. Provide clear communication for successful performance of the UNC Charlotte BAS using effective oral, written and interpersonal skills, and address contentious technical issues in an expedient and professional manner.

Other Work Responsibilities:

1. Troubleshoot and resolve advanced programming and sequence of operations situations for more complex HVAC mechanical systems configurations2. Maintain a list of known issues and track to resolution, and communicate the status and needs to the BAS Manager.3. Pursue education and training on a continuous basis to keep up with the latest and emerging technologies utilized in UNC Charlotte’s mission of providing safe, efficiently operated learning and workplace environments.4. Apply detailed and advanced knowledge of BAS system integration software.5. Develop liaisons with the client organizations to continually monitor and respond to their reporting requirements. 6. Coordinate the installation of all new UNC Charlotte BAS network drops. Register all mac/IP addresses for all BAS Network Access Controllers (NACs), System Controllers, Power and Flow Meters and all BAS monitoring equipment with the Facilities Information Systems department.7. Utilize and participate in the continued development of the UNC Charlotte BAS Systems design, programming, graphic displays, and operational verification standards. 8. Perform other duties as assigned and/or delegated to support all operations.

Departmental Preferred Experience, Skills, Training/Education:

1. Fifteen years’ experience with BAS systems.
2. Five years’ experience working with Schneider Electric or Johnson Controls.3. Technical experience with LonWorks, BACnet and modbus. 4. Direct knowledge or work experience with major DDC brands.5. Intermediate computer networking proficiency, especially with LANs, Hubs, Routers, etc.6. Ability to make recommendations to ensure proper long-term function, operation and performance of equipment.7. Strong communication, presentation, training, and technical writing skills. 8. Extensive working knowledge & troubleshooting of HVAC, complex control systems, building automation, electrical systems, energy management, Phoenix controlled lab systems, smoke removal systems, engineering, installation, and construction procedures.9. Experience with pneumatic controls.10. Ability to effectively communicate the English language (reading, writing, interpretation and comprehension).11. Advanced skills in verbal, written and interpersonal communications, however excellent communication skills. 12. Intermediate level or computer hardware and software.13. Knowledge and skill with Microsoft Office Suite and willingness to learn new programs.14. Ability to effectively work/interact with persons from different backgrounds and cultures. 15. Ability to foster and create an atmosphere of teamwork with co-workers, visitors, building occupants, and the entire campus community. 16. Must have the mental and physical capabilities to perform the essential functions of the position with or without reasonable accommodations.

Necessary Licenses or Certifications:

1. Position may require licensure by the North Carolina Board of Examiners for Engineers and Surveyors.
2. Valid driver’s license.
