Job Summary

This is a technical and skilled position in the repair and installation of air conditioning and heating equipment. Under direct supervision, performs routine repairs and maintenance on heating, ventilating, and air conditioning (HVAC) systems including any/all air distribution machinery, split systems, package units, fan coils, pneumatic and digital controls, hot and chilled water distribution and variable volume systems.

Responsibilities
    Safely and effectively performs daily reactive maintenance work orders and preventive maintenance work orders on all institutional building associated mechanical equipment including chillers, boilers, pumps, cooling towers, air handling units , hot water heaters, humidifiers, variable frequency drives, variable volume and powered induction units, pneumatic and electric control HVAC systems.Operate and repair gas-fired boilers, high-temperature water, air-conditioning, ventilation systems.Operate and repair pneumatic controls, DDC controls, and controls in general that relate to heating, ventilation, and air-conditioning/refrigeration.Operate and repair pumps, compressors, and other building mechanical equipment.Use of various chemical compounds used in boilers, cooling towers, swimming pools, and other closed-loop systemsUse standard HVAC procedures and repair methods including preventive maintenance guidelines, breakdown repair methods, and troubleshooting, construction, installation, and fabrication techniques typical in trade; perform mathematical computations of trade.Implement planned preventive activities to ensure prolonged life and usefulness of operating equipment and facilities and to minimize breakdowns or failures of such equipment and facilities.Use recognized procedures and techniques of the HVAC trade gained through experience along with technical information available in manuals, technical bulletins and manufacturer's specifications, and recommendations.Maintain cleanliness of work area and surrounding areas at all times.Uses computerized maintenance work order system.Performs other assigned duties.

Incumbent holds a position that is considered essential when emergency situations take place on campus. Essential personnel are required to respond to campus (weather and safety permitting) to oversee critical functions during university emergencies and closures. Must be available as needed to work nights or weekends to service the emergency needs of the university.

Required Qualifications

Educational Requirements
High School diploma or equivalent and four years HVAC experience;Technical or vocational degree and two years HVAC experience; or a combination of education and related experience.

Other Required Qualifications
Current, valid Georgia driver's license
EPA universal refrigerant certification

Knowledge, Skills, & Abilities

ABILITIES

  • Knowledge of basic procedures, tools and equipment used in the HVAC trade.
  • Able to diagnose malfunctions and defects in equipment; determine the appropriate corrective measures
  • Able to understand and comply with building, HVAC, electrical, and plumbing codes and other technical standards and specifications as required
  • Able to adapt to changing work environments
  • Able to operate heavy machinery and equipment, i.e., forklifts & manlifts
  • Able to read and interpret blueprints, schematic drawing charts and technical instructions
  • Able to build upon existing knowledge in technical application of maintenance work
  • Able to work with and maintain hand tools in a safe manner
  • Able to use and understand all meters/test equipment related to HVAC, electrical, and plumbing maintenance components
  • Able to handle multiple tasks or projects at one time meeting assigned deadlines
  • Ability to access confined spaces.
  • Ability to work in open areas such as roof tops, tec.
  • Ability to climb ladders and scaffolds.

KNOWLEDGE

  • Knowledge of EPA chemical disposal procedures and documentation
  • Knowledge of occupational hazards and necessary safety precautions in the use of tools and equipment
  • Knowledge of American Society of Heating, Refrigerating and Air-Conditioning (ASHRAE) standards

SKILLS

  • Must be skilled in communicating effectively through verbal/written means in a clear and effective manner as well as listening to others to understand their needs.
  • Must be able to establish and maintain productive and collaborative professional work relationships with clients and coworkers through personal communication.
  • Basic computer skills including email, web browser, and mobile devices.
