Facilities Management has an opening for a full-time, State Classified Zone Lead Proctor (Pipe/Mechanical Trades II) position.
 

Job Summary:
The Zone Lead Proctor position provides work coordination, maintenance, repairs, and operations services for the UCD | AMC Campuses on a twenty-four-hour basis. Responsible for providing utility and facility support for a research, learning and student housing facility which includes Lynx Crossing and City Heights Buildings, to promotes the UCD mission of health care, education, and research.

This Pipe/Mechanical Trades II position:

    Performs work as Zone Lead Proctor, subject to 24 hours a day, 7 day a week operation.
  • Performs Preventative Maintenance on MEP, building safety systems, conveyances, and special tools, mechanical space, etc.
  • Serves as primary responder for trouble calls pertaining to HVAC, electrical, mechanical, plumbing and utility system failures and interruptions.
  • Performs minor building system repairs for building occupants HVAC, electrical, mechanical, plumbing, etc.
  • Coordinates tenant service request with UCD | AMC Facilities trades and contractors
  • Uses a computer to report issues (email), manage work (CMMS), record hours worked (Kronos), equipment operation (Desigo) and research operating info and make material purchases.
  • Represents the department’s Project Rep. on building remodels and new construction.
  • Subject to mandatory call-in for snow removal services for the DC buildings
Examples of Work Performed:

Zone Preventative Maintenance (40%)

  • Leadership – demonstrate excellent work ethic and develop work relationships with co-workers to inspire followership
  • Quality work – complete work to departmental standards and assist co-workers as needed to foster team identity
  • Reporting – record maintenance activities in the University CMMS. Forward issues, via email, to the supervisor. Articulation and general writing skills are essential for this task.
  • Evaluating – assess is PM task is value-added. Determine if PM task frequency can be increased to reduce non-value-added work.
  • Improving – evaluate process and determine potential improvements for follow-up team discussion
  • Maintain and monitor operating logs to determine irregular equipment performance
Zone Corrective Maintenance (35%)

  • Leadership – demonstrate excellent work ethic and develop work relationships with co-workers to inspire followership
  • Communicating – contact work requestor for pertinent information
  • Planning – Consider current work and best opportunity for resolution
  • Coordinating – organize needed resources and initiate response
  • Improving – evaluate process and determine potential improvements for follow-up team discussion
  • Reporting – complete WO and allocate material charges. Email requestor with resolution and contact for issues.
Project Representative (20%)

    Generates a specific WO for Project Support for the project. Maintains a progress report in CMMS and/or Maximo and assists the PM with Faculties support. Communicates – informs work group of project progress and challenges requiring assistanceRecording – updates departmental files during and at the end of the project
Emergencies, Special Events, and Other Duties (5%)

  • Participates and assists in emergencies based on the magnitude and nature
  • Supports special events both in preparation and during the event (i.e. commencement).
  • Respond to equipment or system failures, fires, floods, snow removal, etc.
  • May be assigned other duties as required.
Salary & Benefits:

  • Hiring Salary Range: $4,363 - $4,823 per month (or $52,356- $57,876 per year)

Qualifications
Please make sure to include the following in your resume: job title, duties, months and years employed, and average hours per week worked as minimum experience is calculated on a 40 hour/week basis.

Minimum Qualifications:

  • At least three (3) years of progressively responsible pipe and/or mechanical trades experience related to HVAC, electrical, mechanical or plumbing.
  • Substitution: Successful completion of a formalized plumbing, pipefitting, steamfitting, or heating, ventilation and air conditioning apprenticeship program, or higher level, non-correspondence course work in the same fields from an accredited vocational school or university may substitute for the experience on a year-for-year basis
Preferred Qualifications:

  • Experience using computers to monitor buildings tied into Building Automation Systems (BAS).
  • Experience fixing and maintaining equipment and machinery
  • Experience keeping activity logs
  • Experience in heating, ventilation and air conditioning
