Position Summary:

Job Summary
Supervise, direct, and oversee trade staff in the day-to-day maintenance and operations of the building trades including electrical, HVAC, carpentry, plumbing, painting and locksmithing.

Specific Responsibilities
•Supervise, direct, and control the day-to-day repair and maintenance work and activities of the general mechanics, electrical, plumbing, HVAC trades.
•Observe and report, through the work order system, any, and all defects, deterioration, and wear and tear on the facilities, schedule repair work and coordinate work with the Director of Facilities.
•Communicate with key personnel on special events and functions that may require special arrangements and planning.
•Inspect all academic, residence and campus houses on a routine basis and assure that deficiencies are corrected.
•Advise trade staff on correct procedures, use of materials and tools in the day-to-day repair and maintenance tasks.
•Contact vendors and contractors for additional maintenance required above our technical experience. All work must be approved by the Director.
•Schedule on-call rotations, week-end work, planned time off, and monitor attendance in the department.
•Review and assign, all corrective, preventive, and emergency work requests.
•Identify, assess damages to proper parties, and make reports, when necessary, on all acts of vandalism to campus buildings.
•Work with the Receiving Clerk to maintain inventory control of basic supplies used for campus maintenance.
•Needs to remain accessible and available in the event of emergencies or when needed to meet the ongoing mission of the University.
•Contributes to the overall success of facilities management and the university by performing other duties and responsibilities as needed.
•Maintain a safe, healthy, and environmentally sound workplace demonstrated by following good housekeeping practices, notifying supervisors of potential hazards, adhering to OSHA standards and other safe practice procedures, and being an example for other staff regarding safe equipment use.

Required Qualifications:

Knowledge, Skills, Abilities
Knowledge of plumbing, heating, ventilating, air conditioning, electrical, locks/security and general building repairs: direct and supervises the inspection, preventive maintenance, cleaning, adjustment, repair and replacement of energy systems; maintains equipment records for scheduling of maintenance, ordering of repair parts and optimal utilization of resources; monitors BAC (building automation control) system performance with continuous attention to malfunctions and repairs. Possess good oral and written communication skills and be able to follow oral and written instructions as well as the ability to express ideas effectively and concisely. Must be willing to seek training to enhance or learn new skills. Needs to be able to use (or learn) various technologies including email, word processing, spreadsheet, web and mobile based applications.

Education
High school diploma or equivalent.

Experience
Minimum of 8 years’ experience in construction and maintenance, including 5 years of supervisory skills to develop, assess, and direct the maintenance staff.

Additional Requirements
This position requires a valid driver’s license, and the ability to drive and qualify under the university’s insurance carrier when driving a university and/or leased vehicle.

Physical Demand
Frequently uses various machinery as well as hand and power tools associated with the electrical trade, and working at heights from ladders, and high lift equipment. Will frequently lift heavy weights, work in all weather conditions, and on occasion, work in electrical manholes, and other confined spaces.
