GENERAL JOB SUMMARY:

Under limited supervision, the Maintenance Manager supervises the maintenance tech staff with-in facilities, manages the maintenance programs for mechanical, electrical and plumbing systems and equipment. The mechanical staff are primarily responsible for performing general maintenance and repair of mechanical, electrical and plumbing equipment within a variety of campus buildings. This position will also perform skilled work reports to the Director of Maintenance Operations.

  • DUTIES/RESPONSIBILITIES:

  • Supervise the skilled work of maintenance personnel.
  • Responsible for mandatory and technical training of hourly employees, including assisting in the preparation of individual development plans where applicable
  • Monitor equipment utilization, maintenance, and repair. Make recommendations to Director of Maintenance for tactical equipment replacement along with technical review of replacement items on the deferred maintenance plan.
  • Develop equipment standards for new/replacement equipment to maximize the expected service life.
  • Maintain appropriate records that relate to maintenance priorities
  • Provide direction on how to operate, repair and troubleshoot HVAC, electrical and testing equipment.
  • Prepare and maintain the work schedule for maintenance personnel.
  • Responsible for technology as it relates to the maintenance division.
  • Prepare preventative maintenance schedules and tasks for new and existing equipment
  • Assist technicians in problem solving building system issues.
  • Initiate and coordinate the hiring process when additional staff is needed.
  • Responsible for accurate completion of compliance related task in the maintenance division.
  • Perform other related duties as assigned.

    PHYSICAL ACTIVITIES WITH/WITHOUT REASONABLE ACCOMMODATION:

    Light to medium work. Position involves exerting up to 50 pounds of force occasionally (10-33%); up to 20 pounds frequently (34-66%); and up to 10 pounds constantly (67-100%) to move objects. Physically able to perform routine stooping, bending, reaching, standing, walking, pushing, pulling, lifting and grasping constantly (67-100%). Occasional (10-33%) kneeling and crawling. Work activities occur most frequently (34-66%) outside and occasionally (10-33%) inside.

    Subject to extreme heat (temperatures above 90 degrees for periods of more than an hour; and extreme cold (temperatures below 32 degrees for periods of more than one hour)

    Potentially subject to bio?hazardous waste; chemical waste; moving mechanical parts; electrical current; working on scaffolding and high places up to 25 feet; atmospheric conditions that may affect the respiratory system or the skin; fumes, odors, dusts, mists, gases or poor ventilation; noise; and vibration.

    Person in this position must satisfactorily complete Kirkwood's Blood Borne Pathogens training because of the potential exposure risk to blood or body fluids and Right-to-Know (Hazard Communications) program. Must satisfactorily complete Kirkwood's CPR/First Aid training as a member of the Emergency Response and Control Team.

    MINIMUM QUALIFICATIONS:

    Associate’s degree in HVAC, electronics, or Industrial Maintenance, or a combination of related education and experience equivalent to eight years. Minimum of 3 years of supervisory experience in Facilities Maintenance.Valid driver’s license.
    PREFERRED QUALIFICATIONS, LICENSES, CERTIFICATIONS, OR REGISTRATIONS:

  • Bachelor’s degree in related facilities maintenance field.
  • 5 years of supervisory experience in Facilities Maintenance.
  • Maintenance experiences in higher education or related educational facility.
  • Licensed HVAC Technician or Electrician.
