Nature of Responsibilities:
Specific Duties % of Effort
1. 25% - Supervise and participate in activities of personnel engaged in the maintenance of residence halls including equipment and furnishings such at refrigeration and air conditioning equipment, electrical equipment, plumbing fixtures and lines, mechanical equipment, carpentry work, general glass and masonry work. Coordinate the services of skilled tradesmen, contractors, and vendors as required for maintenance, renovations, and repair work for assigned buildings. Coordinate with building users to determine maintenance and repair schedule.
2. 25% - Manage multiple maintenance and renovation projects to include monitoring progress and reviewing expenditure of funds to ensure compliance with budgets; analyze costs between various proposals from external vendors. Determine renovation requirements; prepare cost estimates; develop maintenance and renovation specifications. Provide liaison between maintenance staff, contractors, and users to discuss modifications and adequate solutions to maintenance and project problems.
3. 15% - Establish and maintain liaison with administrative and professional staff regarding general maintenance requirements which support the residential community. Attend departmental meetings and represent department at
meetings as needed. Provide office supervision as needed. Work successfully with student body.
4. 15% - Assist in the establishment and implementation of preventive maintenance programs. Estimate time, cost and material for assigned work, establishing sequences and methods to be used; inspect completed work to ensure
compliance with established standards.
5. 10% - Conduct periodic inspections of residential buildings, areas, equipment and furnishings to determine maintenance needs.
6. 10% - Develop, monitor and manage multiple facility and building budgets ensuring efficient use of funds and proper implementation of financial administration processes.

Required Minimum Qualifications
Education/Training: Work requires an educational background normally equivalent to a high school education with course work in skilled crafts or shop.
Experience: Work requires an extensive knowledge of general maintenance methods and techniques normally acquired through 5 years of experience in maintenance and repair of buildings, equipment, furnishings and facilities.
