Our team:
The Building Engineering Trades are an integral part of maintaining and improving the core systems of the architectural structures on campus. These Electric, HVAC and Plumbing shops provide a range of services to academic, research, library and special University facilities which include the following:

24 Hour Emergency Response
Routine Maintenance
New System Design & Installation
Repairs & Alterations to Existing Systems

Electrical:
New installations: Electrified door hardware, lighting control systems, new electrical services (120, 208 & 480v systems), panel load readings, Cubicle/office installations and relocations: Power poles for cubicles, motion detectors/occupancy sensors, receptacle/light switching, support EMCS with TSO installation, Equipment/service disconnect, Maintenance and repair to all campus low voltage electrical systems: Exit/egress lights, battery banks, fire/smoke dampers
Light fixtures: Installation, ballast and bulb repair/replace, special case relamping, Installation and repair of exit lights, installation and repair of blue towers, maintenance and repair of all emergency generators: Monthly/annual compliance tests, quarterly load bank testing
Temporary power for special events or internal needs: Provide Stanford owned generator or coordinate rented unit, Infrared program: Scanning electrical panels for “hot spots”
Relamp Work:
Flickering lights, Burning odor, Primary light source outage and Hanging fixtures or diffusers

HVAC:
New installations: Heating and cooling coils, air handlers, split systems, etc.
Renovation of existing systems, Full service sheet metal work: ducts, pans, damper/vent work
Provide temporary cooling and heating, Control schedules and set points for most campus HVAC systems, Maintenance and repair of all campus HVAC systems, Chemical water treatment for closed loop water systems, Fume hood maintenance for labs, Freeze protection.

Plumbing:
New installations: plumbing fixtures (i.e. sinks, water heaters, toilets, etc), piping insulation projects, Maintenance and repair of all campus plumbing systems, Installation and maintenance of safety showers and eye wash stations, Full service drain cleaning and jetter service: ALL types of drains (i.e. storm drains, sink drains, gutters/downspouts), Major sewer pipe cleaning and retrofit projects, Lab services: DI water, process piping, domestic water, natural gas, Hydronic heating systems: pumps, piping, Water filtration systems: various types

Summary of Job Description:
Under the guidance of BGM/LBRE Leadership, the District Supervisor/Facilities Manager is responsible for the operational management and effective daily leadership and administration of the engineering team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. The District Supervisor/Facilities Manager must ensure the highest level of professionalism, while meeting the client's needs, and a commitment to achieving the goal of 100% uptime throughout the engineering team. Responsible for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function.

**Primary Responsibilities:

  • Oversee the maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls), Electrical (lighting, UPS, PDU, generators, primary switch gear), (Plumbing, Process Systems, Process Gases, Heating/Cooling Loops).
  • Utilize district/zones/BGM staff and contracting with outside vendors as necessary.
  • Supervise and manage BGM staff and maintenance staff including hiring, training and personal development.
  • Communicate with internal and external clients + University Faculty and Staff regarding various areas of concern.
  • Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive, and reactive maintenance procedures.
  • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment. Implement, administer, and manage safety training program.
  • Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure. Responsible for alerting management of building discrepancies.
  • Assist in the development of a Capital plan which would include planning for infra-structure upgrades, equipment replacements and building modifications to ensure the building's future capabilities are maintained.
  • Partnership in ensuring that major projects performed at the building are properly planned, executed and closed out in accordance with standard industry practices.
  • Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and single-lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.
  • Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.
  • Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
  • Responsible for advance training and notification to all contractors so that they are informed and knowledgeable with respects to the building's functions and the work they are to perform, including an incident contact response list.
  • Ensure all critical equipment and events are a well-understood process among the building staff, engineers, tenants and contractors who perform work on the building's critical infrastructure.
  • Achieve and maintain KPIs targets.
  • Assist in new construction plans review and walks to ensure systems are designed and constructed for reliability and maintainability.

Qualifications
  • 10+ years related work experience, including supervisory experience
  • Experience of 5+ years managing a crew
  • 3-5 years critical environment experience. High-density data center experience a plus.
  • Experience managing major electrical shutdowns strongly desired.
  • Understanding of critical power systems including, UPS, PDU, ATS, STS, and generators preferred but not required.
  • Understanding of various plumbing systems preferred but not required.
  • Experience work with Collective Bargaining Unit
  • Universal CFC certification preferred but not required
  • Working knowledge of computer applications including Word and Excel
  • Excellent customer service skills mandatory.
  • Demonstrated ability to communicate clearly and professionally.
  • Excellent writing skills required.
  • Experience in a higher education or university environment preferred but not required
  • Successful candidate must be self-motivated who can work independently or on a team.
  • Bachelor's degree in engineering or other appropriate technical area, or combination of technical education, training, and experience.
