Primary Purpose of the Organizational Unit:

Facilities Operations has the responsibility of providing a wide range of services to all administrative departments, student programs, and all academic schools and departments. Services include all aspects of corrective and preventive maintenance, operations, grounds maintenance, housekeeping, utility infrastructure maintenance and operations, business operations, safety, regulatory compliance, project management, and renovations. These duties are conducted for a campus consisting of over 100 buildings totaling 6 million gross square feet on over 275 acres.

Position Summary:

This position is responsible for performance and personnel management of 10-20 employees (25%), training of current employees and recruitment of potential employees (20%), work and project planning (20%), supply ordering/cost control/budgeting for their area of responsibility (10%), and customer service within their area of responsibility (25%).

This position is a mandatory position as defined in the Adverse Weather and Emergency Event Policy.

Minimum Qualifications:

High school diploma or equivalency and one year of experience in the area of assignment; or equivalent combination of training and experience. Some positions may require certification or eligibility for certification.

Additional Required Certifications, Licensures, and Certificates:

Valid driver’s license

Preferred Qualifications:

Preferred candidates will have at least five years of supervisory experience in the housekeeping field, two of which should be in an educational/institutional setting.

Essential Tasks:

Assigns duties to employees based upon weekly, daily, monthly, and special duty tasks. Measures and evaluates work processes, services, and products to achieve organizational goals. Redesigns as needed, using best methods and technology to meet or exceed business needs. Establishes work rules and acceptable levels of quality and quantity of work through weekly building inspections. Explains and applies work rules, standards, and guidelines. Ensures adherence to work standards and total quality standards. Provides regular supervision of work and regularly monitors employee performance, completeness, accuracy, and compares finished work to what is expected. Provides proper administration of the performance management program.

Essential Tasks:

Recruits, selects, develops, counsels, disciplines, and evaluates the performance of employees to retain a diverse workforce. Recommends and implements with management approval resolutions for disciplinary/grievance issues. Provides guidance and researches information for departmental personnel in regards to policy interpretation, recruitment and selection, benefits, compensation, training, and employee relations processes. Instructs employees in the correct use, storage, and care of chemicals, tools, and equipment. Provides employees with knowledge, skills, and abilities to accomplish work and offers career development opportunities.

Essential Tasks:

Plans work operations, performs inspections, and implements changes in procedures, workflow, and manpower assignments. Establishes priorities through regular staff and customer meetings and sets deadlines. Develops plans, organizational structures, and systems to fulfill organizational goals. Investigates needs and determines appropriate chemicals, tools, and supplies needed to safely and productively complete work. Maintains and submits accurate, complete reports and records in a timely manner, such as: equipment inventory, employee time records, employee attendance, chemical and supply use, work schedules, safety reports, accident investigations, training records, monthly reports, key control, cost and charge-back information, and informal management reports.

Essential Tasks:

Provides input to budget for area of responsibility and controls and monitors expenditures and usage. Operates within assigned budget. Justifies major items, and provides accurate and complete estimates. Manages and controls area material purchases and shop inventory in order to limit waste and loss. Identifies and corrects potential conditions that affect employee safety and promotes safety standards. Discusses safety concerns with others, and makes recommendations through proper channels for resolution. This position is responsible for maintaining accurate inventory by utilizing the TMA system, auditing, and inputting required information for the assigned zone.

Interacts with building contacts on a regular basis to address customer concerns. Recognizes potential problems in service and addresses and resolves promptly and respectfully. Develops and implements programs to ensure regular customer contact with housekeeping employees and occupants of the facilities to which housekeeping personnel are assigned. Facilitates communication among the workgroup in a manner that helps accomplish daily work goals.
