Position Summary:

William & Mary is seeking a qualified candidate for the position of Associate Director of Building Services. The Department of Building Services within Facilities Management ensures the physical environment of the university’s facilities is maintained at it’s optimum appearance, safety and functionality. The department has a presence across campus, providing varied services to approximately 175 buildings.

The Associate Director of Building Services coordinates and directs the activities of multiple, independent teams and a large, diverse workforce to deliver a broad range of custodial functions, Waste & Recycling, Moving & Storage, and special event support to the university.

This position works with varied campus constituencies (including students, staff, faculty, and other Facilities Management departments) to ensure continuous delivery of services. The incumbent must remain unflappable in the face of multiple challenges; pragmatic, grounded, decisive and disciplined; mentally flexible and creative as circumstances demand.

The Associate Director provides vision and leadership, in addition to day-to-day administration to their respective team which encompasses roughly fifty percent of the overall department. Decisions are expected to reflect the values of the University and the policies of Facilities Management.

Core responsibilities include:

•Work collaboratively as a member of the organization’s leadership team: define, implement and accomplish strategic goals and objectives for the department, and execute recommendations of the Director.

•Maintain organizational effectiveness; set expectations, measure performance, and uphold accountability for teams and individuals in your division. Supervise performance management activities for as many as 100 front-line and supervisory staff.

•Attract, motivate, coach, and retain talented staff; be a team builder who can delegate and empower while creating a positive and effective work environment.

•Proactively address operational issues and resolve competing interests diplomatically.

•Identify root causes of service-related issues and work to continually improve our processes.

•Forge mutually respectful, trusting and effective relationships with a diverse group of faculty, students, staff, vendors and contractors, and decision makers. Resolve concerns without the need for escalation.

•Assist the Director in managing operating and non-labor budgets.

Required Qualifications:

EDUCATION:
Bachelor’s degree in a related field or an equivalent combination of training and experience indicating possession of the preceding knowledge, skills, and abilities.

LICENSE: Valid Driver’s license

COMPETENCIES:

•Working knowledge of commercial cleaning best practices.

•Knowledge of modern leadership principles and practices, with emphasis on empowerment and respect.

•Ability to maintain balance and perspective, and a proactive “can do” attitude that motivates others.

•Interpersonal (“people”) skills; the ability to foster open and honest communication, engender organizational trust, and enhance teamwork.

•Ability to lead large teams. A track record of successfully developing, mentoring and coaching frontline supervisors and staff.

•Ability to analyze issues, improve processes and champion change.

•Proficiency with a variety of software applications, particularly MS Office (Strong skills in PowerPoint, Excel and Word), databases, and web-based applications.

EXPERIENCE:

•Substantive experience (5+ years) managing custodial services in a commercial or hospitality environment.

•Prior experience as the primary point-of-contact within a higher education setting for custodial services.

Preferred Qualifications:

EDUCATION:
An advanced degree (preferably a Master’s degree) in Business or a related field is preferred.

CERTIFICATIONS: (any of the following is highly desirable):

•Certified Executive Housekeeper or Registered Executive Housekeeper

•Cleaning Industry Management Standard (CIMS) Certification.

PROFESSIONAL AFFILIATIONS: (any of the following is desirable):

•Association of Physical Plant Administrator (APPA) – Leadership in Educational Facilities.

•International Executive Housekeeping Association (IEHA)

•International Sanitary Supply Assoc. (ISSA)

COMPETENCIES:

•Senior-level experience managing facilities-related services in a higher education or a public sector environment is highly preferred.

•Extensive knowledge of current cleaning industry-related sustainability issues and best practices.

•Strong leadership, decision making, planning and organizational skills is preferred.

•Solid presentation, negotiation, problem-solving, conflict resolution and meeting management skills is preferred.

•Analytical skills; the ability to track, analyze and manipulate data, and report metrics.

•Demonstrated experience developing, analyzing and managing operating budgets in excess of $1M.

•Ability to work collaboratively while managing multiple relationships and priorities concurrently with fluidity.

EXPERIENCE:

•Substantive experience leading a large, diverse workforce.

•Experience managing a complex custodial program at a public university or hospital is highly desirable.

•Experience implementing operational guidelines and metrics is desirable.

•Experience using web-based management software programs is a plus

Advertised Pay Range:

up to $72,000 commensurate with experience and skills

Conditions of Employment::

•This position has been designated as essential to the operations of Facilities Management and may require reporting to work when the University is officially closed.

•This position requires occasional overtime, weekend and holiday work to meet the business needs of the organization. Significant overtime during the summer months (May-August) is expected.

•Must possess and maintain a valid driver’s license.

•Successfully complete Van Safety Training, subject to availability. Comply with the university’s Vehicle Use Policy.
