Maintenance Foreman II - Fs Auxiliaries

Regular Full-time, Pay Range MR10

The Zone Maintenance Foreman directs and supervises highly skilled trades personnel in the construction, repair, and alteration of within building(s) envelope and surrounding perimeter, following recognized procedures and techniques of the construction industry and University standards.  Foreman is a working foreman and will be responsible for directly performing a wide range of skilled construction tasks.  Plans and schedules work for the group supervised, ensuring adequate coverage and proper distribution of work assignments.  Inspects buildings within zone and completed work assignments to ensure quality expectations are met.  Assists in the establishment of preventive and preventative maintenance programs.  Trains and instructs designated personnel.  Recommends and conducts various personnel actions including but not limited to: hiring, promotions, transfers, vacation schedules, performance evaluations, and disciplinary actions.  Contributes to the overall success of Facilities Services by performing other essential duties (for example: snow removal) and responsibilities as assigned.  Checks both emails and work orders daily on a computer.  Employee inspects work sites to ensure: accurate reporting regarding materials-on-hand, in addition to policy compliance by continually monitoring work site's and maintenance shop's (within zone) clean and safe.  



Qualifications
Minimum Qualifications:

High school degree (or GED) required.  
8 years of management experience required. Candidate must be able to recruit, select, and train unit staff to perform day-to-day operations.  Manages unit by planning, coordinating, and controlling unit work and procedures.  Assists with trouble shooting amongst zone maintenance personnel.  Responsible for daily and weekly planning and scheduling of work activities for their zone maintenance team. Acts as a liaison regarding activities between: Facilities Services, outside contractors (when applicable), and Facilities Services customers.  Collaborates with others (e.g. University administrators, faculty, and staff, contractors, vendors, and Facilities Services personnel) for the purpose of implementing and maintaining services and/or programs.
Applicant should have the ability to climb ladders, work in high places, noisy environments and flashing lights.
Must have a valid driver’s license for operation of a motor vehicle in Tennessee and possess an acceptable driving record. 
Applicant should be reliable in attendance, clean and neat in appearance, be in good physical health and able to perform moderately strenuous work-related activities.
Applicant must be able to wear a respirator.
Be able to work required shift.
