Maintenance Specialist IV - Leonardtown Campus
Position SummaryPerforms (senior-level) construction, restoration, renovation, and maintenance work. Work involves building repair, renovation, restoration, and alteration for the designated trade skill. May serve as a lead worker providing direction to others. The individual in this position performs and intricate interior and exterior building repairs as required to keep facilities in good condition and safe for use by staff, faculty, and the public. Duties include the selection of appropriate materials and techniques for the installation and repair of walls and partitions, flooring, ceilings, building architectural features, doors, windows, and hardware. Works under minimal supervision, with latitude for the use of initiative and independent judgment.
The work schedule for this position is 40 hours per week, Monday through Friday. Flexibility is required. Specific Duties and ResponsibilitiesPerforms code acceptable plumbing installation and repairs to include: piping, fixtures, flush valves, temperature control valves, shower valves, drains and other equipment. Constructs or repairs cabinets, furniture, and millwork such as: wooden casework, laminate countertops, trim and other finish carpentry items to include the use of proper joint designs, adhesives and appropriate material. Examines and interprets drawings, diagrams, and blueprintsExamines structures, evaluates work to be performed, selects best methods of performing maintenance and repair work, and inspects finished projects to ensure work meets building regulations.Makes roof repairs to a wide variety of roof types to include: membrane patching, shingle replacement, caulking, flashings, gutters and sealing. Repairs/replaces drywall, framing, masonry, door/window repairs and/or replacements. Performs inspection of backflow preventer valves and other potable water protection devices. Oversees the inspection of fire extinguishers and other life safety equipment in accordance with applicable code requirements. Operates tractors, lifts and other equipment to perform maintenance work in a safe manner. Determines appropriate tool for the task at hand and keeps tools/equipment in safe, sharp, and optimum working condition. Assists other departments and skill crafts areas as required to ensure continuance of overall facilities operations. Analyzes hardware/part usage, criticality and availability to accurately determine inventory requirements. Provides inputs to both the work order system and management with regard to materials used and need to order materials. Participates in the planning for snow removal operations with respect to equipment maintenance and additional manning as needed.May serve as a lead worker providing direction to others. Performs other related work as required Minimum Education and TrainingAssociates Degree, or three (3) years of vocational training in a designated trade or general maintenance experience may be substituted for an Associate’s Degree 4 (four) years of Journeyman level experience in carpentry.2 (two) years of general plumbing skills including: sweating of copper lines, threading pipe, and installing PVC pipe. 8 (eight) years of general construction experience. Minimum Qualifications and Standards RequiredKnowledge, Skills and Abilities: Knowledge of proper building alteration/ repair procedures, proper maintenance of flooring materials, roofs, stairways, partitions, doors, windows, screens, furniture and casework, etc.Ability to repair/replacing drywall, perform framing, masonry, door/window repairs and/or replacements. Ability to obtain State certification to inspect fire extinguishers.Qualification or ability to obtain certification to inspect backflow prevention devices. Ability to read blueprints/technical drawings and interpret specifications.Ability to read and interpret applicable codes regarding life safety issues.Familiarity with the basics of computer aided design programs.Knowledge of the care and operation of tractors and other small engine operated equipment.Maintains insurability under College insurance policy.Knowledge of the construction, repair, maintenance, and operation of buildings, equipment, and utility systems; of building materials; of welding procedures and techniques; and of fire and safety regulations. Skill in equipment and electronic maintenance, in selecting appropriate tools and equipment, and in troubleshooting situations to determine appropriate actions to resolve problems. Ability to organize preventive maintenance programs; to apply proper methods, techniques, and procedures in the maintenance and repair of buildings and equipment; to interpret drawings, diagrams, and blueprints; to communicate effectively; and to serve as a lead worker providing direction to others. Ability to safely work off ladders and platforms and ability to lift 70 lbs. Physical Requirements: The work is heavy work which requires exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.
