SUMMARY:

Under the administrative review of designated supervisor(s) directs and oversees building and property management aspects of off campus assets to include but not limited to; Presidents residences, Mick house, Vic house, KOI farm, and certain west campus farming operations. As such is considered a key member of the Facilities and Operations Group management team. Responsible for management and oversight of improvement projects in an expeditious manner which are self-performed by the University involving construction, renovation and other related building activities for campus and special off campus property projects. Serves a vital role as the University's representative at the Tech Park property as the tenant liaison interfacing with the building tenants on an operational and tenant improvement basis. Also serve in a leading role for the management and oversight of tenant improvement related projects across the University's leased portfolio holdings. Also assists with University major event support and operational effectiveness across the Facilities organization as so needed and or required.

CHARACTERISTIC DUTIES AND RESPONSIBILITIES:

  • Administration of assigned work parameters including defined work scope, budgets, schedules, and quality control in compliance with industry and institutional recognized standards.
  • Planning, execution, and oversight of assigned/special undertakings from conception to completion are critical elements of this job function.
  • Point of contact in working across internal and external resources in administrating assignments, undertakings and program objectives.
  • Ability to solve complex problems and situations with minimal oversight and or direction.
  • Develops specific work plan(s) for execution of in-house, leased or managed property assignments; project parameters for self-performed ventures would entail; projected project resources, time schedule for each phase of the work, purchase and delivery of materials and equipment, staffing needs and associated work assignments; project parameters for real estate related projects would entail; guides and manages A&E teams, construction teams, internal and external project management teams, internal teams, third party consultants, etc. to yield productive compliance with design specifications, schedules, projected project resources, time schedule for each phase of the work, and purchase and delivery of materials and equipment.
  • Overall feasibility, fiscal accountability and financial cost analysis of the work assignment.
  • Ensures assigned initiatives are successfully delivered on schedule, within approved budget parameters, and in accordance with applicable quality standards.
  • Conflict management through actions and use of good written and verbal communication to ensure successful outcomes.
  • Administers work assignment documentation, record keeping, financials, and activity status reports which are accurate, up-to-date, concise supporting decision making, issue resolution and informed processes and procedures.
  • Directs the on-site work necessary to bring each assigned initiative to completion, making necessary adjustments to accommodate problems encountered in construction phase.
  • Arranges for appropriate personnel, using either internal work force or task labor force to perform specified work; supervises, schedules and coordinates activities of work crews engaged in such trades as carpentry, plumbing, electrical wiring, sheet metal work, painting and other construction trades.
  • Serves as the owner's representative at the Tech Park Property in directly managing and administrating the affairs of the building tenants and directly overseeing all tenant build-outs and renovations in conjunction with building and property improvements.
  • Conducts feasibility and cost effectiveness studies for renovation and other special initiatives.
  • Capable of expediting needed/required actions, goods and or services.
  • Coordinates and manages the build-outs of leased properties spaces to include the clinical practices.
  • Performs related duties as required.
  • MINIMUM QUALIFICATIONS:

  • Bachelor’s degree and 5 years’ experience or equivalent combination of training and experience
  • 10 year work experience in higher education within facilities and real estate organization
  • Proven real estate background as an owner representative role in addition to managing and overseeing tenant fit-outs.
  • Demonstrated ability to manage projects, supervise work crews and resources.
  • Ability to work with a variety of university staff, the public and outside suppliers of materials and personnel.

    Working at Rowan University 

    Rowan University, located a half-hour outside of Philadelphia with its main campus in suburban Glassboro, N.J., is an institution on the move.

    This summer, the University opened Cooper Medical School of Rowan University (CMSRU) in partnership with Cooper University Health Care, in Camden. The first new four-year, M.D.-granting medical school in New Jersey in more than 35 years, CMSRU welcomed its first class in August 2012.

    Rowan continues to work with the Borough of Glassboro and private developers on Rowan Boulevard, a $300 million redevelopment project that links the University’s main campus to the historic downtown. This fall alone, the partners broke ground for a new academic building/parking garage and a Marriott Courtyard Hotel. Rowan Boulevard already includes a Barnes & Noble Collegiate Superstore, housing for approximately 1,300 students and retail space.

    The University also recently created a School of Biomedical Sciences, which joins nine colleges. In addition to CMSRU they are: the Rohrer College of Business, Communication & Creative Arts, Education, Engineering, Graduate & Continuing Education, Humanities & Social Sciences, Performing Arts, and Science & Mathematics.

    Earlier in 2012, New Jersey Gov. Chris Christie awarded Rowan state research institution status (not Carnegie classification) as part of the New Jersey Medical and Health Science Education Restructuring Act, making Rowan only the second comprehensive public research institution in the State. That Act also opened the door to Rowan partnering with Rutgers-Camden to create a College of Health Sciences in Camden near CMSRU. The vision for that College calls for schools of medicine, nursing, pharmacy, public health, food science and 16 allied health programs. The University of Medicine and Dentistry of New Jersey’s School of Osteopathic Medicine in nearby Stratford, N.J., is to become part of Rowan in the near future. When that occurs, Rowan will be only the second school in the nation with M.D. and D.O. medical programs.

The Princeton Review also listed Rowan, which in the past has been recognized by the U.S. EPA as a Top Green Power Purchaser in its athletic conference, in its Guide to 322 Green Colleges: 2012 Edition.
