Work ScheduleMonday through Friday from 7:30 a.m. to 4:30 p.m.
Occasional work on weekends and/or evenings required, as needed.
The construction services manager, BioScience Research Collaborative (BRC) will provide construction services management for the BRC which includes: primary liaison between BRC management and Rice project management within Facilities, Engineering, and Planning (FE&P); responsible for providing input in design of all disciplines with special focus on mechanical, electrical, and plumbing (MEP) and fire protection for new construction and renovation projects, including coordinating utilities outages, while working closely with BRC maintenance on related maintenance issues. This position routinely reviews construction documents (e.g., plans and specifications), to assure that Rice standards are being followed by reviewing submittals, inspecting construction sites at various construction phases, providing field reports, attending all construction meetings, and relating and working closely with all facilities department issues. This position also oversees all construction sites at the BRC for safety, security, parking and cleanliness, and manages the commissioning process and works closely with third party commissioning agents in all phases of the process. S/he also advises staff engineers and external consultants in systems selection, manages the submittal process and in-house distribution of all plans, specifications, and submittals for peer review, manages and secures all as-built/record drawings, creates/updates the operations and maintenance manuals, warranty information, tracks and relates changes of the equipment database to FSC and BRC preventive maintenance. Also assists and works closely with BRC administration personnel on capital improvement and deferred maintenance projects, and emergencies.

- Must be able to read schematics/prints associated with mechanical equipment and related systems, electrical proficiency
- Must be able to handle stressful situations and critical issues with diplomacy
- Must be able to manage up, down and horizontally. Proven ability to lead and develop personnel
- Able to coordinate and manage Construction Services team members across multiple projects
- Proven analytical ability to solve technical problems and find value opportunities
- Must be computer literate capable of using Microsoft or equivalent software

Internal / External ContactsInternal: Frequent contact with Rice faculty, staff and students
External: Frequent contact with outside general contractors, subcontractors, and architectural and engineering consultants
- Frequent site inspections at many locations, both on and off campus
- May be asked to climb a ladder and enter confined spaces where frequent bending and stooping is required

- Manages and oversees overall construction site inspection process for BRC facilities. Providing field reports and attends all construction meetings
- Directs development of an action plan and estimate requirements for resources, including management, labor, materials and time required to complete projects
- Researches and recommends new methods of construction or building materials to ensure that updated procedures or cost effective alternatives are applied
- Coordinates with FE&P Construction Services team and oversees the commissioning process over all projects at the BRC
- Oversees campus utility outage process and procedure for major outages at the BRC to ensure minimal disruption to campus services
- Works closely with maintenance personnel on capital improvement and deferred maintenance projects, and emergencies
- Performs other duties as assigned
- Acts as the BRC RideOut manager during emergency situations
- Participates in developing/updating management procedures and standards with other department staff
