Job Description Summary

The purpose of this job is to do service, repair, and preventative maintenance for all of University Housing Properties.

Major Accountabilities

60% General and Preventative Maintenance

(a) Responds within 12 hours to all incoming work orders; (b) Performs maintenance work for all University owned properties, as assigned; (c) Ranks incoming work orders by nature of work needed (work orders which are hazardous or inconvenient to the tenants, i.e. plumbing or electrical problems, are given first priority); (d) Determines which should be handled by supervisor and which can be handled by trained student workers; (e) Assists in all emergency work orders (even those after hours); (f) Conducts on-going inspections and coordinates preventative maintenance schedule; (g) Coordinates with the Housing Operations maintenance team and/or outside contractors assignment of emergency work orders as well as the interior painting, replacement of tile, carpet and tubs in all TVA apartments; (h) Ensures the proper completion of all maintenance work given to Housing Maintenance and/or outside contractors.

20% Supervising/Training of Student Employees

(a) Supervises and schedules 4-5 student employees to clean, paint, repair and maintain building facilities, grounds, furniture, appliances, plumbing, electrical fixtures and any other maintenance needs of BYU-H housing properties and surrounding areas; (b) Trains and develops student employees in maintenance, leadership skills and MSDS protocol and other safety matters.

20% Meetings and Office Work

(a) Attends weekly meeting with Housing Operations team and other staff meetings as required; (b) Coordinates the ordering and stocking of materials and supplies, including materials needed outside of items already stocked for routine repairs and maintenance needs; (c) Encourages positive tenant/staff relationships while working in direct contact with students and faculty/staff residing in campus properties; (d) May recommend prospective new hires; (e) Reports directly to the Housing Maintenance Supervisor and keeps him/her apprised of all concerns; (f) Performs other tasks as needed.

Qualifications and Experience

Education and Work Experience: One-year certificate from college or technical school; or four years related experience and/or training; or equivalent combination of education and experience.

Skill Set: Must be able to perform basic computer functions to receive, review and send emails. Must be able to multi-task and work well under stressful conditions. Must be able to communicate well in English and have the ability to explain things correctly and succinctly.

License or Certification: Current Hawaii driver's license required.

Work Schedule

8:00am to 4:30pm Monday through Friday (with a 30-minute lunch break).

Must be able to work on-call.

Employee must be able to sit for long periods of time, stand, climb, walk, push, pull, kneel, stoop, crawl, crouch, reach, hear and see and lift up to 60 pounds. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
