Description:


The Department of Facilities Services exists to serve the needs of the students, faculty and staff by maintaining the natural and physical environment of the campus so that the vision, mission, and values of the University are accomplished.  The purpose of this physical plant work unit is to provide services in the area of HVAC/Plumbing maintenance.
Operates, monitors, and repairs DDC and pneumatic controls, light commercial refrigeration equipment, Heating Ventilation and Air Conditioning (HVAC) equipment, and associated hardware for all UCCS General Fund buildings and campus properties. The workload is driven by requests through the WebTMA work request/work order system, the preventative maintenance schedules and by projects. Performs routine and preventative maintenance on various mechanical, related electrical equipment, DDC and pneumatic controls in heating, cooling and refrigeration systems. Responds to emergency calls pertaining to HVAC, refrigeration problems, DDC and pneumatic controls and plumbing emergencies throughout the campus. This position assists in maintenance of 2 General Fund (GF) campus buildings using plumbing, electrical, and general skills to ensure proper safety and completion of work performed. Position will provide good customer service to students, faculty, staff and external customers. This position supports campus sustainable principles and practices. Employee strives to improve operational performance by evaluating decisions using the sustainability “lens”. 
As essential personnel this position will be required to remove snow and ice when seasonal conditions require it and respond to other campus emergencies if needed/required.
Key responsibilities include:
Predictive and Preventive Mainteance Utilizing Web TMA:  40%

Inspects mechanical rooms, pipe chases, bathrooms, and other rooms equipped with mechanical and plumbing equipment, DDC and pneumatic controls, light commercial refrigeration equipment, Heating Ventilation and Air Conditioning (HVAC) equipment, and associated hardware. Proactively determines that heating, cooling, ventilation, pneumatic and plumbing systems are in proper working condition and at proper temperature to provide for freeze protection. Document and record system equipment information for data records. Schedule preventative maintenance tasks meeting department objectives for various mechanical, light commercial refrigeration equipment, related electrical equipment, DDC and pneumatic controls in heating and cooling (HVAC) systems, valves, pumps, motors, belts, filters and other assigned equipment/components with PM work orders within the WebTMA work request/work order system. Enters, documents, prioritizes, and completes PM work orders in a timely manner. Works with Manager, Maintenance Services in identifying PM/RM controlled maintenance projects. Participates in monthly GF building maintenance assessments. This includes routine inspections of plumbing and mechanical equipment. Submits/enters data into the WebTMA work request/work order system. Ensures the WebTMA system is being correctly utilized daily, monthly and yearly to manage and document work tasks.  Completes all work orders per department procedures and time frames. Conducts work in a safe manner. Drives department vehicles and uses appropriate equipment to support these activities.

Routine and Requested Maintenance (RM) Utilizing Web TMA:  45%

Will inspect, analyze, clean, adjust, calibrate, install, repair, replace or rebuild DDC and pneumatic controls, light commercial refrigeration equipment, Heating Ventilation and Air Conditioning (HVAC) equipment, and associated hardware (i.e. valves, pumps, water heaters, boilers, and gas systems that serve laboratories and shops - such systems include natural gas, compressed air, vacuum and DI/RO). Submits/enters data, schedules and performs routine/requested maintenance tasks meeting department objectives on various mechanical equipment, related electrical equipment, DDC and pneumatic controls in heating and cooling systems (HVAC) with work orders within WebTMA. Ensures that WebTMA is being correctly utilized daily, monthly and yearly to manage and document work tasks. Request parts for repair and/or replacement through WebTMA and Materials, Acquisition and Distribution. Demonstrate timely communication with customers on RM work orders of any additional work order information or status changes that may impact work spaces or customers directly. Ensures customer is notified of work completion for review. Completes all work orders per department procedures and time frames. Maintains assigned systems, equipment, components, fixtures and tool inventory; documents and records system, equipment, component, fixture and tool inventory information for data records and updates Work Management Administrator of new systems, equipment, component and tool changes to keep WebTMA data current and accurate. Assist in pipe installations, pipe insulation, swamp cooler seasonal maintenance, soldering and brazing projects, Pro Press, as well as performs related duties with other trades and departments as assigned. Reads blueprints and shop drawings to ascertain position and placement of equipment, system operation and function. Learns system design of existing campus GF buildings. Conducts work in a safe manner. Drives department vehicles and uses appropriate equipment to support these activities.

Monitor, operate, and maintains Direct Digital Controls (DDC) systems, pneumatic controls, centrifugal, reciprocating air conditioners, split coil air conditioners and reclaim refrigerants. Oversee implementation of and changes to the campus Building Automation System (BAS) and HVAC controls to maximize occupant comfort and system efficiency to optimize energy consumption. Includes modifying control system software; developing reports,trends, etc.; monitoring building and equipment alarms and responding accordingly; coordinating and prioritizing tasks for BAS contractors including warranty items, preventative and corrective maintenance issues. Possession of a current CFC Universal certificate and Mech IV license or acquired within one year of date of hire.

Service/Project Support:  5%

Puts together bids/estimates from various supply distributors and vendors for campus maintenance / repair projects. Coordinates Hot Permits and Red Tag Permits with EH & S. Provide support to P, D & C for small/large projects including reviewing drawings, specifications and control "sequence of operations" to ensure design meets University guidelines/standards. Coordinate installations and outages related to projects, perform quality assurance inspections and attend project walk-throughs as required.

Meet minimum of 16 to 23 hours or more of trade specific training annually.  Maintain, renew, or recertify licenses and certifications.
Essential Personnel:  5%
Provide services that relate directly to the health, safety, and welfare of the campus, ensure continuity of key operations, and maintain and protect campus properties. Responds to emergencies on campus related to loss of power, fire, flooding, HVAC breakdowns or safety and security actions. Participates in seasonal snow removal and ice mitigation using hand and motorized devices.  Drives trucks and other snow removal vehicles to meet service requirements as directed by Manager, Maintenance services. Conducts work in a safe manner.

QualificationsMinimum Qualifications:
  • 3 years or more of experience in an occupational field related to the work assigned. 
  • Must possess a valid Colorado driver's license (or ability to obtain). 
  • Must be a Colorado resident.
Preferred Qualifications:
  • 5 years or more of experience in an occupational field related to the work assigned. 
  • 1 or more years of experience in an Essential Personnel role. 
  • 2-3 years of experience in a commercial setting such as a university or hospital.
