General Summary of Position: Incumbents of positions in this series plan, organize and supervise custodial operations for buildings at the University of Massachusetts; test, select and order custodial supplies and equipment; select, assign and supervise personnel engaged in custodial operations; and perform related work as required.

Oversee the preparation of facilities for activities and campus events; oversee and support assigned custodians in the performance of their assignments; and ensure assignments are completed in a safe, proper and timely manner.

DETAILED STATEMENT OF DUTIES AND RESPONSIBILITIES:

  • Establishes work standards and schedules (including vacation coverage, overtime, etc.); recruits, selects, trains and evaluates custodial personnel; makes periodic inspections of buildings to ensure proper care and safety protection; maintains necessary records/database(s) as required.
  • Prepares materials specifications; orders cleaning equipment, materials and supplies; supervises testing of equipment and materials to ensure optimum efficiency, quality and economy; and discusses equipment and materials performance with vendors.
  • Monitors custodial activity, custodial costs & inventory records. Prepares statistical reports for management review.
  • Consults with University personnel for the purpose of planning, prioritizing and scheduling custodial activities to achieve site maintenance and setup objectives.
  • Inspects facilities to ensure site is suitable for safe operations and is maintained in an acceptable and clean condition.
  • Identifies necessary repairs to facilities and/or equipment and initiates corrective action. Oversees the repair and maintenance of all custodial equipment, recommends purchase s and/or replacement of maintenance equipment and custodial supplies, as appropriate.
  • Prepares written and computerized documents (e.g. supply requisitions, safety inspections, work orders, inventory records, time sheets, etc.) for the purpose of documenting and monitoring workflow progress.
  • Maintain records of time cards and overtime, submit as required.

Minimum Qualifications (Required):

Applicants must have at least (A) three years of full-time, or equivalent part-time experience in janitorial or building custodial work and (B) at least one year of which must have been in a supervisory capacity.

  • Knowledge of the methods, materials, tools and equipment used in custodial operations.
  • Knowledge of the principles, practices and techniques of supervision.
  • Ability to maintain accurate records.
  • Ability to conduct performance tests on custodial supplies and equipment.
  • Ability to read, interpret, explain and apply policies, procedures, specifications, standards and guidelines governing agency operations.
  • Ability to give oral instructions in a precise and understandable manner.
  • Ability to read and interpret documents such as equipment operating manuals, product specifications, building layouts, etc.
  • Ability to prepare general reports.
  • Ability to establish and maintain harmonious working relationships with others.
  • Ability to exercise sound judgment.
  • Ability to operate tools and equipment used in custodial work.
  • Proficient oral & communication skills.

QUALIFICATIONS ACQUIRED ON JOB (List knowledge’s, skills, abilities):

  • Knowledge of policies, procedures, specifications, standards and guidelines governing agency operations.
  • Knowledge of types and uses of agency forms.
  • Proficiency in the use of office software systems.

SUPERVISION RECEIVED (Name and title of person from whom incumbent receives direction):

Incumbents of positions at this level receive general supervision from the Assistant Director of Facilities – Custodial/Grounds who will provide guidance on policy and procedures, assign work and review performance for effectiveness and conformance to policy and specifications.

DIRECT REPORTING STAFF:

Incumbents of positions at this level exercise direct supervision (i.e., not through an intermediate level supervisor) over 1-5 custodial personnel.

THEIR STAFF:

Indirect supervision (i.e., through an intermediate level supervisor) over 51 or more custodial personnel.

  • Ability to perform manual labor for extended periods of time under varying climatic conditions may be required, as well as physical activity.
