Nature of Work: 

RESOURCE MANAGEMENT: Responsible for collecting and analyzing data related to the custodial, building support and other campus services structure with continuous efforts of benchmark and program improvement strategies. Works collaboratively with internal and external stakeholders and partners to collect, validate, and interpret data. Utilize project management skills in the delivery of on-time communication, research, event production and document management for the department. Responsible for the development, administration, management, and accountability of operational budgets exceeding $3 million. Ensures that financial resources, human resources, and facilities assets are appropriately deployed in support the the Strategic Plan. Exercises stewardship and due diligence in condition assessment, life cycle management, performance measurement, and capital renewal for buildings and related systems. The Assistant Director will develop, update, and implement key performance indicators (KPI’s) to optimize staff efficiency, extend the service life of building systems, and optimize the effective use of available funding.

STAFF RELATIONSHIPS: Create, deliver, and monitor training/ professional development opportunities for Custodial department. Recruit and retain a diverse workforce with the skills and expertise needed for campus service roles, engage in succession planning, coaching, oversee staff performance, apply mentoring and leadership approaches to foster staff success. Interview and select staff, and resolve discipline and other employee relations issues. Supervises, engages, develops, and manages the performance of a team of over 90 facilities professionals including superintendents, custodians, supervisors, lead positions, maintenance support, and staff. Recommends staffing and service levels, and create work schedules. Provides consultation, advice and liaison services between the department and internal and external points of contact. Participates in professional associations and various campus groups, task forces and committees. 

COLLABORATION: Develops and sustains effective partnerships with campus stakeholders, consultants, contractors, peer professionals, Board of Regents, regulatory agencies, faculty, and students in support of university’s mission and values. Relies on data, key performance indicators, and collaborative feedback when making decisions. Establishes organizational structures, clearly communicate roles and procedures to ensure effective delivery of services. Leads efforts to cultivate and sustain a high performing organization. Critical skills include: ability to build internal and external relationships with board constituencies and demonstrate a commitment to customer service.

SUSTAINABILITY: Commitment to protecting the campus environment and conserving vital energy resources. Knowledgeable of contemporary innovations and best practices of creating and maintaining an environmentally sustainable campus. Implementation of environmentally friendly cleaning practices, as well as developing and supporting initiatives that reduce consumption of resources. 

Required Qualifications: 

Education and Experience: Education and Experience: Bachelor’s Degree in business or related field plus seven (7) years progressive experience in custodial services and/or management with supervisory responsibilities (or) High school diploma and ten (10) years of experience in management with supervisory responsibilities in a commercial, industrial, or institutional setting. The candidate must have at least four (4) years of direct supervisory experience with five (5) or more employees.

Skills: Skill to fully analyze assignments, gather data and information, determine and evaluate solutions and alternatives and provide final recommendation. Demonstrate skills in developing work schedules, calculating staffing and service levels, and creating preventive maintenance plans. Skill in developing operations and procedural guidelines and practices. 

Knowledge: Working knowledge and proficiency in software applications related to this role, including word processing, spreadsheets, scheduling software, email, and web-based applications. Considerable knowledge of supervisory practices, strategic planning methodologies. Substantial knowledge of local, state and federal regulations and statutes governing the area of work.

Abilities: Ability to plan and implement change initiatives. Ability to support innovation and creativity by encouraging staff to accept and resolve challenges.  Ability to deliver presentations suited to the characteristics and needs of the audience such as negotiating solutions among different parties. A demonstrated commitment to quality services, staff development, diversity and safety.

Leadership: Ability to motivate and engage employees through effective communication. Knowledge of appropriate policies and procedures for recruiting, selecting, developing, counseling, disciplining and evaluating performance of employees to retain a diverse workforce. Ability to administer and ensure compliance with human resources policies and procedures.  Ability to develop plans for employees to gain necessary knowledge, skills, and abilities to successfully perform their duties. The ideal candidate will be knowledgeable and adept in adult learning methods, ability to communicate with diverse audiences.
