Requirements

The HVAC Mechanic performs technical trades work to maintain heating, ventilating and air conditioning and/or refrigeration equipment as part of the services provided by the facilities management department to maintain University buildings. S/he is responsible for all repairs and maintenance of HVAC and refrigeration systems and components up to DDC/energy management panels. The incumbent performs journeyman level maintenance and repairs in accordance with industry/trade practices. Reporting directly to the Mechanical Shop Supervisor or one of the Zone Managers or to the Preventive Maintenance Manager along with tradesmen and trades helpers, the HVAC Mechanic has additional duties that include but are not limited to:
  • Ensures service to heating/ventilating and air conditioning and/or refrigeration equipment to support University operations.
  • Responds to work orders, verbal or written requests from users, and supervisor's directions to service equipment.
  • Dismantles, adjusts, replaces, and repairs equipment and/or parts to restore proper functioning, testing and adjusting equipment to ensure proper operation.
  • Follows up to ensure that noted deficiencies have been properly corrected, repairing all HVAC equipment up to DDC panel/energy management panels.
  • Performs scheduled preventative maintenance on heating, ventilating and air conditioning and/or refrigeration equipment, including but not limited to: pneumatic thermostats, pneumatic actuators, main air distribution lines, and branch air distribution lines.
  • Installs, replaces, and overhauls equipment as needed, participating in building surveys to identify equipment in need of service.
  • Provides training and assistance to other workers to improve staff capability, as well as on the job instruction to helpers and other workers as assigned.
  • Keeps supervisor informed of supply/material needs to ensure that adequate inventory is maintained.
  • Provides supervisors and department management with advice and suggestions regarding work methods, procedures, parts, tools, and related matters for the purpose of improving the effectiveness and cost of service.
  • Records actions taken in response to work orders and other requests, entering such information on forms, documents, and/or into computerized record system as needed.
  • Ensures that serviced equipment is installed, operated, and maintained in accordance with all applicable codes and regulations.
  • Uses and disposes of materials in accordance with applicable environmental safety and control regulations, keeping abreast of changes and new developments in applicable codes and regulations.

Requirements and Qualifications
  • High School diploma or equivalent
  • At least 5 years' experience in commercial and residential HVAC/refrigeration
  • Possess a Universal EPA - CFC certification
  • Completion of apprenticeship or four years of equivalent training in the heating/ventilating and air conditioning and refrigeration trade
  • Must have general knowledge of DDC/EMS system and computer controls and a good working knowledge of pneumatic controls
  • A valid driver's permit from Maryland, District of Columbia or Virginia
