The Assistant Director of Facilities manages the day to day maintenance and operations of the university and assists in the implementation of the university’s short and long range master facilities plan in a proactive, predictive and preventative manner. The Assistant Director of Facilities reports to the Director of Facilities, assisting with the leadership and supervision of the maintenance, warehouse, custodial, event setup and housing maintenance operations. This includes coordinating the delivery of essential facility maintenance, grounds, in-house construction and custodial services, ensuring compliance with health, life safety, and building codes, recommending priorities for needed repairs and renovations, assisting in the management and development of departmental budgets.

The successful candidate:
• Assists the Director in comprehensive facilities management with major responsibilities in the area of mechanical and building maintenance; inspects, monitors, advises, and ensures schedules are followed and maintained.
• Assists with the university’s Major Renovations and Repair project list.
• Maintains campus deferred maintenance list and develops action plan to address deferred needs.
• Determines training needs for the maintenance and custodial units and develops training programs to address training needs.
• Assists the Director with the development of capital, construction and operational budgets and initiates the preparation of annual reports and projections.
• Develops and manages federally funded Title III projects while serving as Activity Director and provides monthly progress reports.
• Serves as Project Manager, develops Requests for Proposal, Requests for Qualifications, Invitations to Bid, etc., and works with architects, engineers, and/or construction managers on various projects with a strong importance placed on scope, adherence to budget, and established timelines.
• Monitors energy usage and develops programs to reduce energy consumption.
• Establishes and conducts a preventive maintenance program of scheduled inspections and repairs of all building components to include, but not limited to: roofing components, painting, plumbing, electrical, mechanical equipment, and other systems, equipment and facilities to assure proper operation and to correct malfunctions before major breakdowns develop.

This position is considered essential when emergency situations take place on campus. Essential personnel are required to respond to campus (weather and safety permitting) to oversee critical functions during university emergencies and closures.

Minimum Qualifications

• Bachelor’s degree in construction, engineering, architectural, management, or a related field is required.
• Minimum of five years’ supervisory experience in the area of educational facilities management; or construction management.
• Demonstrated ability to establish and maintain effective working relationships with diverse constituencies and excellent oral and written communication skills are required.
• Computer literacy, demonstrated proficiency in the mechanical and structural trades and a working knowledge of architectural plans and specifications.
• Strong interpersonal skills, particularly in delegating and directing professional staff and the ability to motivate others.
• Must have a current driver’s license with good driving record.

Preferred Qualifications

• Knowledge of the University System of Georgia policies and procedures preferred.
