Requirements

The Building Maintenance Worker performs general building trades work in maintaining building structures, systems and equipment, and related components as part of the services provided by the facilities management department to maintain University buildings. Services include routine and semi-skilled preventative maintenance and minor repair of building structures and systems (plumbing, electrical). S/he uses all standard tools, equipment, materials and supplies of the trade and observes all safety rules, regulations and precautions in performing their duties. Reporting directly to a Zone Manager or a Central Shop Supervisor along with employees of other trades, the Building Maintenance Worker has additional duties that include but are not limited to:
  • Responds to work order requests, written and verbal requests from users, and supervisor's directions to perform scheduled preventative maintenance as well as minor repair and service of building structures (carpentry repairs, painting), systems (plumbing, electrical) and related work.
  • Ensures efficient and economic use of supplies and materials to conserve University resources.
  • Draws and/or requisitions supplies, parts, materials and tools needed to effect repairs, and uses such items economically to avoid undue costs, keeping the supervisor informed of supply/material needs to ensure that adequate inventory is maintained.
  • Suggests improvements in service to improve unit operations and conducts tests or pilot programs to evaluate new products, methods or procedures; monitors tests and reports test results with recommendations to supervisor as assigned.
  • Provides supervisors and department management with advice and suggestions regarding work methods, procedures, parts, tools and related matters for the purpose of improving the effectiveness and cost of service.
  • Records actions taken in response to work orders and other requests, entering such information on forms, documents and/or into computerized record systems as needed.
  • Fills out, completes and submits such other forms and documents as may be required to assure that such information is properly recorded and submitted.
  • Uses and disposes materials in accordance with applicable environmental safety and control regulations, keeping abreast of changes and new developments in applicable codes and regulations.
  • Ensures that all work is performed in accordance with applicable building codes and local government regulations.

Qualifications
  • High School Diploma or equivalent
  • Two years' experience performing general building maintenance work utilizing electrical, plumbing, carpentry/lock, basic HVAC maintenance skills
  • Successful completion of a training program in general building maintenance that includes basic electrical, plumbing, carpentry, lock and basic HVAC maintenance
  • Valid and current driver's license from Maryland, Virginia or District of Columbia
