Knowledge of accounting and financial principals
Knowledge of commercial real estate and property management procedures and policies
Ability to prepare proposals, RFPs, contracts, easements, and other real estate documents
Skill in negotiating terms of agreements with prospective parties
Ability to read and interpret technical, legal and contractual documents
Ability to track progress and create reports and studies
Skill in preparing clear and accurate communications
Knowledge of P3 (Public, Private Partnership) arrangements
Knowledge of strategic planning process and assessment techniques
Skill in utilizing tools for project management (e.g., Microsoft Project)
Real Estate: Responsible for acquisition and disposition of real property; negotiating easements, right-of-ways, and interlocal agreements; negotiating and administering leases; maintenance of real property records, and related assignments.
Planning: Assist with division wide communications; tracking updates and strategic plans, metrics, activities related to SACSCOC; division administrative outcomes; and division websites. Maintain online project management system.
Analyze prospective properties and their value/use for the university.
Negotiate acquisition and disposition of real property which includes: conducting on-site inspection of property; due diligence; survey, environmental site assessment, appraisal, and facilities inspection; process required approvals for real estate transactions; review title commitments; resolve real estate tax exemption issues; process tax payments; and handle post-closing possession under lease agreement if any.
Evaluate gifts of real estate.
Manage, lease, and sell real estate property assets donated or bequeathed to the university.
Work with public entities and General Counsel to acquire, grant, or release easements, right-of-ways, or temporary construction agreements.
Work with public entities and General Counsel to negotiate and prepare interlocal agreements.
Locate, negotiate, and administrator off campus leases (search for available property as needs are identified, conduct site visits, follow-up with users, negotiate terms of lease/finish-out, draft documents and work with General Counsel, coordinate with user and tenant, finalize lease agreements, monitor finish-out, create lease records/digital file, reports on lease payments, extend or terminate).
Lease, negotiate, and administer on-campus leases.
Prepare RFQs and RFPs for Public, Private Partnership ventures.
Maintain inventory of real estate in SAP and fiscal year leases.
Prepare Board of Regents motions, Coordinating Board reports, and General Land Office reports.
Facilitate the creation and required updates to the division’s contribution to university strategic plans and associated metrics monitored by the VPFSS.
Coordinate the division’s activities and deliverable relating to SACSCOC through coordination with the Office of Institutional Effectiveness.
Monitor division compliance with administrative outcomes.
Develop and manage divisional dashboards and monthly milestones, coordination of acquiring and submitting survey data or reports as required.
Assists with division-wide (internal) communications regarding activities, decisions, policies, and external factors affecting the division
Review division websites to ensure they are continually improved in their accessibility, related policies and procedures
Maintain online project management system to generate reports, dashboards, and flexible views to assist with developing plans and tracking progress.
Participates in a variety of other projects and activities as assigned, often involving interaction with individuals both within the division as well as from other divisions and outside entities
