This position leads, manages, plans, and organizes a comprehensive custodial operation of more than 200 staff within a large university campus setting.  Responsibilities include delivering custodial services to nearly 7 million gross square feet of facilities, event support, recycling and solid waste contract management, budget management, quality assurance, customer service, report generation and personnel functions. Custodial services are performed in academic, administrative, residence halls, apartment-style residences, and inter-collegiate athletic facilities.  The operation supports three shifts around the clock and provides services 7 days a week.

Duties/Physical Demands:
Leadership-Management-Relationship with Superiors – provides direction, focus, guidance, support, prioritization, and oversight for managerial and supervisory staff; develops and implements programs, policies, processes, and procedures that result in high levels of organizational performance and effectiveness; keeps superior informed; is responsive to directives from superiors; supports the unit, departmental, and institutional goals.
Safety – develops a culture promoting employee safety, develops and ensures execution of programs establishing safe work practices, holds employees and supervisors accountable for safety, and establishes priority for safety topics and concerns campus-wide.
Continuous Improvement – promotes continuous improvement through lean programming; promotes a high level of participation throughout the work unit in lean initiatives; expects Building Services employees to develop and submit continuous improvement ideas on a regular basis; establishes a culture seeking improved service levels with the same or fewer resources.
Budget Management – prepares and manages operating and capital improvement budgets; ensures funds are spent in accordance with state law and University policy.
Quality Control – develops, implements, and oversees programs, policies and work practices and processes that result in high levels of quality.
Customer Service – develops programs, policies, and work practices that result in a high degree of customer satisfaction; develops, implements, and oversees customer satisfaction measurement system.
Personnel Function – makes decisions for hiring action and discipline; issues discipline such as counseling and reprimands; provides for the training and professional development of employees; ensures employee performance evaluations are conducted; enforces work rules; holds subordinate employee accountable for productivity.
 
Minimum Qualifications:
Knowledge Required – bachelor's degree in a related field plus a minimum of 5 years of full-time experience is required.  An equivalent combination of education and experience may be considered.
Must be able to work effectively with people of diversified backgrounds and have excellent leadership and business management capabilities.
Must have strong communication skills.
