Job Summary Requisition Number: 29345 Job Title: SUPERINTENDENT, PHYSICAL PLANT, SENIOR Working Title: Project Manager - TC - Career Salary: $5325 - $10,533 monthly Job Type: Career Department Name: 3403-DESIGN LANDSCAPE & PROJ MNGMNT Department Website URL: Job Summary Statement: The Project Manager has full responsibility and accountability for managing capital improvement and non-capital maintenance projects of broad scope and complexity. Projects typically involve budgets up to a capital limit of $3,000,000 per project or in agregate, including plant accounts, involving substantial architectural impacts, and may require Chancellor approval, involve the direction of design and engineering professionals of multiple disciplines, require original needs assessment and use of programming, and are relatively limited as to high technology and/or complex engineering. The Project Manager is accountable for all project phases from inception, creating schematics, and use programming, through design, and contracting, to final completion of construction, and represent the campus throughout the process and follow through on all related activities to ensure work adequately reflects client's needs and is executed in a continuous and prompt manner within the project budget. Percentage of Time: 100 Shift Start: 7:00 am Shift End: 4:00 pm function checkForSelectedStatus(){ return true;} Qualifications for Position 19 Records Qualifications Required/Preferred Graduation from college with a major in architecture, engineering, or a related degree and 6 years of progressively responsible experience in project management, or an equivalent combination of education and experience. Required Demonstrated experience working with projects at this level in order to manage and execute projects of a similar complexity, breadth and scope involving budgets of up to $3M without significant delays or cost overruns. Required Demonstrated experience in planning and management of construction, modification and renovation of buildings, facilities, and physical plant systems and equipment of similar scope and complexity. Required Working knowledge of construction specifications, technical drawings, construction methodology and construction scheduling techniques. Required Ability to develop two-dimensional drawings and construction specifications to clearly illustrate project scope of work. Required Demonstrated working knowledge of TYPE I, II, III, IV, and V construction methodologies and a thorough knowledge of Office of Statewide Health Planning and Development and Office State Architect regulations and approval processes in order to ensure compliance of project at worksites. Required Skill in preparing itemized cost estimates for assigned work using basic math skills (adding, subtracting, multiplying dividing whole numbers, and using percentages), and in order to comprehend basic accounting balance sheets, reports and university ledgers. Required Ability to manage, focus, and demonstrate command of a complex and continuously changing array of information, occasionally minimal information, and make sound decisions and resolutions appropriate to the situation. Required Ability to exercise sound time management skills and control of projects, often under frequent interruptions, and/or distractions, and fluctuating workloads, and work proactively to mitigate delays, legal confrontations, budget problems, and any additional complication that may jeopordize project or client confidence. Required Interpersonal skills sufficient to work effectively and efficiently with other department employees to promote services provided by department and to improve upon the image of the department as viewed by campus, CHS, and Ronald Reagan Medical Center. Required Oral communication and listening skills to obtain or convey information using diplomacy, tact, and when necessary assertiveness, to all levels of the University community on a one-to-one basis and/or small group settings, using appropriate grammar, vocabulary and tone. Required Ability to continuously identify a clear and orderly approach to prioritizing daily job activities to ensure on-time completion of projects. Required Superior writing skills using correct English grammar, punctuation and vocabulary to compose various types of written documents to a variety of levels of management, executives, and administration. Required Ability to conduct on-site visual inspections of projects involving walking, standing, climbing stairs and ladders, stooping, crouching, and balancing, including roof inspections and other precarious locations. Required Ability to work in various environmental conditions when conducting visual inspections of construction including noise, fumes, dust and dirt. Required Working knowledge of IBM compatible micro-computers utilizing MS Office, Access, Excel and computerized project maintenance systems. Required Demonstrated continuous growth in knowledge of university policies and procedures, construction principals, materials and methods, and construction contract law. Preferred Competent working knowledge of current construction costs as adjusted yearly, and University policies and procedures related to construction contracts, bids, purchasing etc. Preferred Possession of valid CA Driver's License and ability to drive a motor vehicle in the course of performing job duties.
