Under the direction of a designated administrator, the Area Manager supervises and manages the housekeeping and maintenance services staff in an assigned area of the Storrs campus including residential, administrative, athletic and academic buildings and facilities. In addition, this position is tasked with the responsibility of managing a project budget of up to $500,000 for renovation and other building projects within assigned campus locations.

MINIMUM QUALIFICATIONS

  1. Bachelor’s degree in appropriate field or have an equivalent combination of experience and education needed to meet the requirements of the position.
  2. Three to five years of direct experience with maintenance and/or housekeeping in a University environment, or similar environment, three of which must have been in a supervisory capacity.
  3. Demonstrated ability to train and supervise a large staff.
  4. Knowledge of building materials and methods and their use in maintenance and operation of large public buildings.
  5. Demonstrated knowledge of building systems including, but not limited to, heating/cooling and electrical systems.
  6. Excellent interpersonal skills and strong verbal and written communication skills to effectively communicate with management, supervisors, students and staff.
  7. Demonstrated knowledge of a variety of trades skills such as carpentry, HVACR, plumbing, and electrical.
  8. Demonstrated ability to develop and manage projects to meet deadlines.
  9. General understanding of methods in regards to hazardous material removal (mold, asbestos, pcb’s, etc.).
  10. Proficiency using MS Office and computerized maintenance management systems (CMMS) or similar
  11. Must be available to work additional hours when required.
  12. Must be willing and able to be on-call to report to work during emergency closures, inclement weather or for significant events that effect campus operations.

PREFERRED QUALIFICATIONS

  1. Master’s degree in Facilities Management or other related field.
  2. Demonstrated experience of procurement procedures.
  3. Demonstrated experience with timekeeping procedures for hourly employees.
  4. Demonstrated experience with the computerized maintenance management system AiM.
  5. Demonstrated experience with managing an operating budget.
  6. Experience and/or familiarity with HuskyBuy and Kuali Financial Systems programs.
  7. Experience supervising unionized employees.
  8. Experience hiring staff and serving as a member of a hiring team.

PHYSICAL REQUIREMENTS

Incumbents must be able to climb ladders, kneel, reach above the shoulder, stand and/or walk for long periods of time. Incumbents must possess the ability to perform the required duties set forth above and may be required to wear personal protective equipment (PPE) when necessary.

APPOINTMENT TERMS

This is a full-time, permanent position. The work schedule is Monday through Friday, 8:00 a.m. to 4:00 p.m. with an hour for lunch. Salary will be commensurate with background and experience. This position is categorized as Emergency Support Services/Essential Staff. Must be willing and able to work during emergency closures/delayed openings due to inclement weather or for significant events that effect campus operations.
