General Summary

Plan and manage the administrative and operational activities of the HVACR Shop, Plumbing Shop, Electrical Shop, and Heating Plant within the Physical Plant. Plan and direct the maintenance, repair, and operation of University buildings, systems, and equipment.

Principal Duties and Responsibilities

Plan, manage, and direct the administrative, maintenance, repair, and operational activities of the HVACR Shop, Plumbing Shop, Electrical Shop, and Heating Plant.

Develop and administer programs for maintenance, repair, and operation activities and assure continuous operation of mechanical and electrical systems.

Analyze and monitor utility billings and usage for the purpose of developing baseline budgets, to quantify utility impacts, and recommend methods of cost containment.

Work with utility companies, acting as a point of contact for all issues related to utility consumption and billing for the campus for the purpose of gathering information to compare pricing structure, etc. and in order to acquire and analyze campus utility bills for accuracy, trends, and opportunities.

Maintain a variety of organized files, records, and utility information for the purpose of facilitating rapid answers to consumption and billing related questions for maintenance and other campus personnel and preparing reports for senior administrative staff.

Assist in the preparation of mechanical engineering plans, specifications, project estimates, and budgets.

Plan and manage administrative activities, report generation, and budget preparation and analysis for maintenance and operation accounts.

Assist in the planning and design, as well as, review and approval of specifications and plans proposed by contractors for construction and renovation of University mechanical and electrical systems.

Plan, and manage maintenance activities for mechanical and electrical systems and infrastructure.

Determine priorities for major repair and plant renewal projects, identify long-term plant renewal/Asset Preservation funding needs, and serve as one of the University's primary advocate for renewal and preservation of its facilities and infrastructure.

Prepare, maintain, and submit compliance reports required for Heating Plant and/or Campus operations including but not limited to the Heating Plant Renewable Operating Permit (ROP), Michigan Air Emissions Reporting System (MAERS), and the EPA Green House Gas (GHG) reports.

Prepare or direct the preparation of special and periodic reports on departmental operations.

Perform related Departmental duties as required. SUPERVISION EXERCISEDAdministrative supervision is exercised over technical, electrical, and mechanical trades' personnel and support staff. SUPERVISION RECEIVEDSupervision is received from the Director, Facilities Maintenance and the Vice President of Operations and Facilities. Qualifications

A Bachelor's degree in engineering or an equivalent combination of education and experience is necessary.

Considerable administrative and managerial experience in maintenance and utilities activities is necessary.

Technical knowledge of HVAC, BAS, and building envelope systems in a University environment, is required.

Considerable knowledge of maintenance management and utility production and distribution practices and procedures is necessary.

Considerable knowledge of facilities maintenance and operations is necessary.

Five most recent years of experience in an applicable field of engineering is necessary.

Advanced computer skills, including but not limited to, working with word processing, spreadsheet, database, presentation, computerized maintenance management systems, and BAS software and hardware is required.

Experience in the purchasing of natural gas and/or electricity in a deregulated market is desired.

Experience with lighting systems, boiler and steam systems, cogeneration systems, energy procurement, and building automation systems is desired.

Ability to read and interpret blueprints is required.

Ability to prepare clear and concise written reports is desirable.

Possession of a valid driver's license recognized by the State of Michigan.
