Primary Function of Organization Unit: The 900+ positions of the Facilities Services service the students and staff of the University's teaching, research/administrative space and 2, 240 acres of infrastructure. The Facilities Services provides design and building services, maintenance, custodial, landscape, solid waste removal, utility, mail, and motor pool services 24 hours a day, 365 days a year. The goal is to deliver cost effective services to the University, ensure completed projects and maintenance that conform to codes and regulations, while minimizing University liabilities and disruptions caused by the maintenance, repair, building, and equipment modifications to the University.
Essential Job Duties: This position is charged primarily with project management of informal construction projects utilizing contractors, in-house forces, or a combination of both. This position may also, occasionally, manage formal projects. These projects range from routine and of a moderate level of complexity in scope and size, to complex involving long-term, or phased schedules, budgets comprised of multiple funding sources with multiple stakeholders and coordination of multiple construction trades. This position is responsible for ensuring that construction is completed on time and within the established budget while ensuring that construction meets Federal, state, and local building codes, as well as University and Department of Insurance requirements with minimal disruption to on-going University activities. The Project Manager is a member of the Facilities staff directly involved in the review process of construction projects. The projects may include asbestos abatement responsibilities and ensuring that these projects meet all laws and requirements. Typical duties involve project planning, development of cost estimates, managing bid negotiations for renovations of existing buildings and new construction on or within existing buildings. This position prepares engineering drawings and documentation to convey the scope of work, develops a fair cost estimate, oversees expenditures and negotiates best value pricing. This position provides the leadership necessary to complete many complex projects, supervises the work of tradespeople and subcontractors. Serves as the manager performing testing and inspections, making informed judgments on the projects, advocating for the University and advising clients of project updates and budget analysis.
Department Required Skills: Must be able to communicate effectively verbally with supervisors and the general public and understand verbal and written instructions and other communications regarding work assignments and other matters. Project management experience. Must have knowledge of building codes and regulations. Must be physically able to inspect areas that require climbing on ladders and bending to reach low areas.
Preferred Experience, Skills, Training/Education: Understands aspects of Excel, Microsoft Word, Microsoft projects, RS Means, AiM, and AutoCad software. Knowledge of building architectural design and systems with additional experience in energy cost analysis. Knowledge of all NC State codes and compliance related to buildings and MEP systems. Knowledge of design and construction practices, ASHRAE standards, North Carolina Building and Energy Code, North Carolina State Construction Office Policies and North Carolina State University Guidelines.
Necessary Licenses and Certifications: Valid Driver's License required. Must be able to obtain a valid NCDL within 60 days of hire & must be maintained.
