Briefly summarize:

Proactively inspect roofs, penthouses, mechanical rooms, pipe chases, bathrooms, and other rooms / areas equipped with mechanical and plumbing equipment and determine that heating, air conditioning, refrigeration, exhaust, DDC, pneumatic and plumbing systems are in proper working condition; also assesses areas for potential freeze hazards. Monitors, maintains, cleans, adjusts and calibrates mechanical, electronic and refrigeration components, equipment and controls; clean, wipe down and / or vacuum equipment and mechanical rooms; schedules and performs predictive / preventive maintenance tasks in accordance with manufacturer's standards and meeting department objectives on various mechanical, related electrical equipment, DDC and pneumatic controls in heating, refrigeration, air conditioning, and exhaust systems with PM work orders from the WebTMA work request / work order system. Enters, documents, prioritizes, and completes PM work orders in a timely manner. Request parts for PM repair and replacement. Works with Manager, Maintenance Services and Pipe / Mechanical Trades II in identifying corrective maintenance items / projects. Participates in monthly GF building maintenance assessments. This includes routine inspections of mechanical and plumbing equipment. Submits / enters data into the WebTMA work request / work order system. Conducts work in a safe manner. Drives department vehicles and uses appropriate equipment to support these activities.

Job Duties:

Predictive and Preventive Maintenance
  • Proactively inspect roofs, penthouses, mechanical rooms, pipe chases, bathrooms, and other rooms / areas equipped with mechanical and plumbing equipment and determine that heating, air conditioning, refrigeration, exhaust, DDC, pneumatic and plumbing systems are in proper working condition; also assesses areas for potential freeze hazards.
  • Monitors, maintains, cleans, adjusts and calibrates mechanical, electronic and refrigeration components, equipment and controls; clean, wipe down and / or vacuum equipment and mechanical rooms; schedules and performs predictive / preventive maintenance tasks in accordance with manufacturer's standards and meeting department objectives on various mechanical, related electrical equipment, DDC and pneumatic controls in heating, refrigeration, air conditioning, and exhaust systems with PM work orders from the WebTMA work request / work order system.

Routine and Requested Maintenance
  • Inspects, analyzes, assists with and / or performs repairs and / or replacements.
  • Schedules and performs routine / requested maintenance tasks meeting department objectives on various mechanical, related electrical equipment, DDC and pneumatic controls in heating, refrigeration, air conditioning and exhaust systems with work orders from the WebTMA work request / work order system.
  • Enters, documents, prioritizes, and completes work orders in a timely manner.
  • Assist with diagnosing breakdowns in equipment and works with Pipe / Mechanical Trades II personnel to devise a plan for correcting problems.
  • Request parts for repair and replacement.
  • Responds to emergency calls, assisting with diagnosis and repairs as determined by Pipe / Mechanical Trades II personnel and / or manager, Maintenance Services.
  • Documents and records system equipment information for data records within the WebTMA work request / work order system.
  • Assist with implementation of and changes to the campus Building Automation System (BAS) and HVAC controls to optimize occupant comfort with energy consumption.
  • Includes modifying control system software, developing reports, trends, etc.; monitoring building and equipment alarms and responding accordingly; coordinating and prioritizing tasks for BAS contractors including warranty items, preventative and corrective maintenance issues.

Service / Project Support
  • Assists Manager Maintenance Services and / or Pipe / Mechanical Trades II personnel as necessary to put together bids / estimates from various supply distributors and vendors for campus maintenance / repair projects.
  • Recommends process improvements and / or equipment recommendations for more efficient operation.
  • Schedule and coordinates most efficient and / or productive means of completing the task at hand.
  • Provide support for small / large projects including reviewing drawings, specifications and control "sequence of operations" to ensure design meets University guidelines / standards.
  • Coordinate outages related to projects, perform quality assurance inspections, attend project walk-throughs and assist with new system startup / commissioning as required.
  • Effectively responds to and communicates with customer's using the WebTMA work request / work order system, phone, email and face-to-face methods.

Essential Personnel
  • Provide services that relate directly to the health, safety, and welfare of the campus, ensure continuity of key operations, and maintain and protect campus properties.
  • Responds to emergencies on campus related to loss of power, fire, flooding, HVAC breakdowns or safety and security actions.
  • Participates in seasonal snow removal and ice mitigation using hand and motorized devices.
  • Drives trucks and other snow removal vehicles to meet service requirements as directed by Director Auxiliary Operations.

Professional Development
  • Meet minimum of 16 hours of trade specific training annually.

Other Duties as Assigned
  • Work of a similar nature to the other specific duties assigned.

FLSA Status: For the purposes of FLSA, this position has been determined to be non-exempt from (eligible for) overtime under FLSA.

Salary: $3628.00 monthly

Qualifications


Minimum Requirements
  • 2 or more years of progressively responsible experience involved in a trade-related field, such as HVAC.
  • Valid driver's license.
  • Must be a Colorado resident to apply.


Preferred Requirements:
  • 2 or more years' progressively responsible HVAC Preventative Maintenance experience preferably in a commercial setting such as a university or hospital.
  • Possession of a current CFC Universal Certificate and a Mech IV License or acquire within one year of date of hire.
  • 1 or more years' experience reading, and interpreting blueprints, wiring diagrams, and written instructions related to HVAC systems.
  • 1 or more years' experience working in diverse work environment (such as a university or hospital)
  • 1 or more years' experience in an Essential Personnel role
