To lead, oversee and participate in the more complex and difficult work of staff responsible for the installation, maintenance, repair and service heating, ventilation, air conditioning and refrigeration equipment; to oversee the operations of the central plant; and to perform a variety of technical tasks relative to assigned areas of responsibility. DISTINGUISHING CHARACTERISTICS This is the advanced journey level class in the HVAC Technician series. Positions at this level are distinguished from other classes within the series by the level of responsibility assumed and the complexity of duties assigned. Employees perform the most difficult and responsible types of duties assigned to classes within this series including overseeing operation of the central plant and exercising lead oversight over lower level mechanic staff. Employees at this level are required to be fully trained in all procedures related to assigned area of responsibility. SUPERVISION RECEIVED AND EXERCISED Receives direction from an assigned supervisor. Exercises functional and technical oversight over lower level staff. Responsibilities and Duties

  1. Lead, plan, train and review the work of staff responsible for the installation, maintenance, repair and service heating, ventilation, air conditioning and refrigeration equipment.
  2. Plan, direct and participate in regularly scheduled preventive maintenance on all assigned equipment; clean coils and vacuum equipment; change filters, clean, oil and lubricate motors and bearings and adjust belts and pulleys.
  3. Train assigned employees in their areas of work including HVAC installation, maintenance and repair methods, procedures and techniques
  4. Oversee the use, care and operation of various hand tools and power equipment including drills, saws, electrical diagnostic control metering tools, torches, welders, refrigeration manifolds and vacuum pumps; operate computerized control systems.
  5. Maintain and operate the District's automated and computerized building systems.
  6. Verify the work of assigned employees for accuracy, proper work methods, techniques and compliance with applicable standards and specifications.
  7. Oversee the operations of the central plant; inspect plant operations and perform required maintenance and repairs; maintain logs and records of work performed.
  8. Maintain, repair and service a variety of large and small equipment and appliances including refrigerators, freezers, ice machines, centrifugal chiller and hot water boilers.
  9. Maintain and repair large commercial air handling units; adjust and balance air flow on all units; replace old air conditioning heat pump systems as necessary.
  10. Replace or repair thermostats; re-program electronic controllers; install new controls as needed; maintain and repair pneumatic valves and controls.
  11. Estimate time, materials and equipment required for jobs assigned; order parts, equipment and materials from vendors.
  12. Ensure adherence to safe work practices and procedures.
  13. Prepare and maintain various logs and records of preventive maintenance, repair and service work performed.
  14. Perform related duties and responsibilities as required.
Qualifications

Knowledge of:
  • Operations, services and activities of an HVAC repair and maintenance program.
  • Principles of lead supervision and training.
  • Methods of installation, repair, inspection and maintenance of heating, ventilation, air conditioning and refrigeration equipment.
  • Operational characteristics of heating, ventilation, air conditioning and refrigeration control systems including electronic controls.
  • Principles of refrigeration and properties of refrigerants.
  • Principles and practices of preventive maintenance.
  • Operational characteristics of a variety of maintenance and repair equipment relative to HVAC systems.
  • Occupational hazards and standard safety practices.
  • Pertinent Federal, State and local codes, laws and regulations. 
Ability to:
  • Lead, organize and review the work of staff.
  • Oversee operations of the central plant.
  • Independently perform the most difficult HVAC maintenance and repair functions.
  • Interpret, explain and enforce department policies and procedures.
  • Install, maintain, repair and service heating, ventilation, air conditioning and refrigeration equipment.
  • Perform regularly scheduled preventive maintenance on all assigned equipment.
  • Use and operate equipment and tools used in maintaining HVAC equipment in a safe and effective manner.
  • Maintain detailed and accurate records of work performed.
  • Work independently in the absence of supervision.
  • Understand and follow oral and written instructions.
  • Communicate effectively orally and in writing.
  • Establish and maintain effective working relationships.
  • Sensitivity to and understanding of, the diverse academic, socioeconomic, cultural, linguistic, ethnic backgrounds and disabilities of community college students and staff.
  • Heavy lifting and carrying requirements; frequent walking, standing.
Education and Experience Guidelines Education:
 Equivalent to the completion of the twelfth grade supplemented by specialized training in HVAC repair or a related field. Experience: Four (4) years of increasingly responsible HVAC maintenance and repair experience with at least one year in a lead or supervisory capacity.
